One Sixty Madison is an exceptional apartment building. It’s hard to know where to start. The lobby, common spaces, and amenities spaces are ALWAYS immaculate. And I mean always. The view from the rooftop is unmatched. Every member of the front desk is kind and attentive. They make a point of learning who you are immediately after you move in. When you enter the building, the front desk attendants greet you (often by name); they aren’t looking down at their phones as with some buildings. The maintenance service is remarkably responsive. The events held by the building are top-quality; wine tastings, live music, food classes, oyster bars at sunset, all phenomenal. It’s difficult to find a building in NYC that lives up to the expectations created by the photos and descriptions posted on the website. One Sixty Madison always meets and often exceeds those expectations.

Having lived in Westchester for many years, I was ready to let go with my car and began looking for an apartment in Manhattan in May. I was hoping to find a nice apartment where is centrally located and also within my budget. I spent many weeks looking at many apartment buildings online and read Googles reviews about them. Based on very positive reviews I have read, 160 Madison Avenue became my first choice. Upon checking building’s availability, I made an appointment with the leasing office. On the day of my appointment, I was greeted by Debra. She was very warm and friendly. After a brief introduction about the building and finding out what I was looking for, she showed me three different apartments as well as the amenities. I immediately liked one of them and expressed my interest in it. With Debra’s help, I completed my application at the end of my tour. Within couple days, I was thrilled to have received the approval and offered the lease. Then a letter followed from Debra, titled ‘Welcome Home’. I was very touched by it. I used one of the movers she recommended and moved in my new apartment in June. Robert, the handyman, has been very helpful. At the end of my walkthrough, I expressed that it would be nice to have a place in the bathroom where I can hang some of my laundry. Within couple days, Robert put up a rod in my shower and I was very grateful. He always greets me whenever we see each other in the building and asks me if everything in the apartment is okay. The maintenance requests always get handled immediately within the same day¬– a simple phone call to the concierge is all we need, after which an email confirmation will follow. Folks in the lobby are friendly and helpful. They greet me whenever I leave and/or return the building. I really like my apartment, which is modern, clean, and bright, especially with the large floor to ceiling windows . I love the morning sun in the apartment and have a wonderful view of Madison Avenue and 33rd Street. The white kitchen is very beautiful with quartz countertop and backsplash. The in-unit BOSCH washer and dryer also come very handy and I have not used the downstairs laundry room yet. A friend of mine recently visited me and said that ‘it looks like I am on a permanent vacation in a five-star hotel.’ I also like the amenities here. The fitness center has good amount of exercise equipment that I use in the mornings. The two lounges are nicely designed with comfortable chairs, and the view from the rooftop is spectacular! Our social director, Sara, organizes monthly events from food/drink parties to yoga, among other events. The most impressive one I have had so far was the 4th of July party, held in our lovely 4th floor outdoor garden, where was beautifully decorated for the occasion. I didn’t know what to expect in terms of food and thought perhaps it would be just hotdogs and hamburgers. I was pleasantly surprised to see very high quality food instead. The salmon sliders or ‘salmon-baos’ were simply splendid with so much flavor; and the BBQ baby spareribs were perfectly seasoned and tender. On top of that, we also had a live performance of string quartet. I am already looking forward to our Opera Night in couple weeks! And last but not the least, I really like the location of the building as everything I need is close by. The 6 line subway is only one block away. Trader Joe’s is three blocks away. Chase Bank, CVS, and Starbucks seem to be on every block. Also, Madison Avenue never gets the large tourist crowds that many parts of the city get. It’s a great fortune to be in this building. I highly recommend it!

Prior resident who lived here for a couple years. Pros: the building/rent is gorgeous. Barring a few people. the front desk staff the front desk is pretty professional and kind. Cons: (i) there are constant maintenance issues, and the the head of the maintenance staff will constantly insist that these are non-issues. A few examples: (a) I've had a leaky wall, and maintenance insisted that I was imagining things and simply painted over the wall. Turns out there was a leak. (b) I've had too high of a water pressure, and maintenance insisted that was normal. Turns out a part was missing from the shower head. Before I left, there was also an issue with hot water not coming out. We went 1-3 weeks without hot water. (ii) the rent is exorbitant. See for yourself. (iii) you're required to pay a safety deposit that equals a month of rent. Expect around ~15% of that to get deducted when you leave your apartment. The floorboards are incredibly fragile and you will eventually leave scratch marks. They will want every floorboard replaced, and your safety deposit will pay for that. (iv) Amenities are barebones. Gym is ok, penthouse floor level is gorgeous but there are no other real amenities. To have access to these, you have to pay an additional $750/year amenity fee. (v) Post-covid, you have to go downstairs to the first floor to pick up any food deliveries. (vi) You are not allowed any pets. (vii) Management is pretty brutal. Apparently some neighbor complained of a dog barking, and instead of checking the security camera, the leasing department accused me bringing in the pet, which was patently false.

Our building is all rental, the developer is building a new condo 3 blocks down, however, for purchase! Check out Madison House, 15 East 30th!

Hello Jay, We have two different 2 bedroom layouts, and pricing differs for the two of them depending on inventory. B line 2 bedrooms from floors 5-24 go for around $6500-$7000, G line 2 bedrooms from floors 26-43 go for around $8500-$10,000.
