My wife and I were first-time home buyers earlier this year in February looking for a condo in Jersey City and Hoboken. We had gone to a few open houses and felt bewildered by the number of potential buyers; we weren’t sure we could find what we were looking for, let alone make a successful offer. After several weeks of bouncing between open houses, we contacted Mike Kotler with EXP Realty. My wife and I both immediately appreciated his style, he gave us a checklist of things we would need to know our options and dedicated his time to finding what we wanted. After just two showings, he knew exactly what we were looking for (so impressive!) and found a condo in Jersey City we loved and guided us to make a successful offer within less than 3 weeks of starting our search with him. My wife and I both work and were only available on weekends yet he still made himself available. He was patient with all of our questions and gave us detailed breakdowns of the closing process. We worked with Mike Kotler to sell our Hudson Tea condo in Hoboken. The reason we chose to work with Mike is because he was the only Hoboken realtor who took the time to understand us, our motives for selling, etc. Whereas other Hoboken realtors we spoke with gave us firm positions on numbers (that we thought were low) during our first meeting, Mike was patient and worked through the process before giving us a recommendation. During the process Mike was accessible and seemingly always at the Hoboken Hudson Tea condo building when prospective tenants and their agents wanted to see the place. We ended up selling well above what the other realtors had projected. Mike is a good guy and trustworthy realtor who has the best intentions for his clients.

Mike earns my unqualified endorsement as a Realtor -- he added value to my home purchasing process in so many different ways. First, the money. If you're looking to save (or make, if you're selling your home), Mike is a great negotiator. I watched him expertly manage the process of offers and counteroffers. In the end he saved me a mid-five figure sum. To do this in an extreme seller's market speaks volumes. From the beginning, Mike showed an ability to serve as an expert guide to the process. A few examples: Linking me up with a mortgage lender who was right for my needs, and clearly a better fit than the lenders I found on my own. Being patient and flexible with showings as I explored several different property types in Hoboken, Jersey City, and Weehawken, while figuring out the best fit. Knowing when to push for a particular feature/benefit/need, and when to pass. Also, worth noting that Mike lays out expectations and action items on an intake call, and you may question some of it. I certainly did. But all of it bore out. Overall - A standout experience, and worthy of the strongest recommendation.

When you make an offer on a home, I may ask for a check to accompany it (checks are the same as cash, and the deposit is typically 1% to 2% of the purchase price). Earnest money is made in good faith to demonstrate - to the seller - that your offer is genuine. Earnest money essentially takes the home off the market to anyone else and reserves it for you. The money is deposited in a trust or escrow account for safekeeping. If a deal is struck, the earnest money is applied to the down payment and closing costs. If the deal falls through, the money is returned to the buyer. Important: if the terms of a deal are agreed upon by both parties, but then the buyer backs out, the earnest money may not be returned to the buyer. Once a home is selected an the offer is accepted, the average time to complete the escrow period on a home is 30 to 45 days (under normal market conditions). Well-prepared home buyers who pay cash have been known to purchase properties faster than that. Market conditions are a major factor in how fast homes are sold. In hot markets with a lot of sales activity, buying a home may take a little longer than normal. That’s because several parties involved in the transaction get behind when business suddenly picks up. For example, a spike in home sales increases the demand for property appraisals and home inspections, yet there will be no increase in the number of appraisers and inspectors available to do the work. Lender turn-around times for loan underwriting can also slow down. If each party involved in a deal takes a bit longer to get their work done, the entire process gets extended.
