1. Submission of a complete application package for each applicant over 18 2. Payment of a non-refundable screening fee of up to $45 per adult via online prospect portal or in the form of a cashier’s check or money order. 3. Submission of the following documentation: -Income verification - A minimum of two (2) years of verifiable employment or source of Income (pay stubs, W-2s, etc.): -Gross monthly income must be 2.5 times the rent -Income must be verifiable from its source in writing for the last thirty (30) days. -Gross monthly income for all leaseholders is combined. -Income received annually will be averaged over 12 months. 5. Include but are not limited to: •Incomplete application package. •Any terrorist related activities or conviction for the sale or manufacture of an illegal drug. •Evidence of crimes involving or association with gang activity, illegal drugs, theft, firearms, or crimes resulting in personal injury including sexual offenses per state regulation. •Failure to meet any of the above criteria, insufficient income, eviction, poor rental history, household size exceeding occupancy limits, and/or falsification of the application. •Failure to meet the screening requirements.

Maximum Occupancy Guidelines: • Studio max 2 occupants • One bedroom max 3 occupants • Two bedrooms max 5 occupants • Three bedrooms max 7 occupants • Four bedrooms max 9 occupants

For disabled individuals with special needs, United Development Group, Inc. allows the existing premises to be modified at the full and complete expense of the disabled person under the following conditions: •Present reasonable details regarding the extent of the work to be done including architectural plans. •Acquire appropriate building permits. •Provide names of qualified, licensed and insured contractors who will perform the work. •The premises must be restored to the pre-modification condition at the expense of the resident. •Written approval must be obtained from the Owner before any modifications are performed.
