To say this whole company is a circus does not even begin to explain the reality. Where to start? First, after moving in, my bathroom needed to be gutted and redone due to tile being laid incorrectly along with ceiling and walls not being level. This was the 3rd time the bathroom was gutted at their attempt to tile. We then found a LIVE wire upon gutting that was left in the wall beneath the tile work. Never received an explanation for that. Windows leaking air, floors already bowing, wet insulation, nothing in the house seems to be level or straight.windows in the back of the house were put in the wrong spots from drawings. As well as a wall being built out of the laundry room because it was framed wrong and thus causing plumbing to be pulled through the wall in the below photo, I could go on for days and days and list all of the hundreds of issues with the building process. Their leadership team does not care, gross negligence on Marrano’s part every step of the way all they do is lie and make excuses for horrible workmanship. They are absolutely terrible to work with and no one should ever work with them again. After building a very expensive home and getting to experience their lack of professionalism and inadequacy, I would not recommend them to the homeless. They fail to respond to real-life concerning emails, phone calls, and messages from their customers. DO NOT BUILD WITH MARRANO

Will this development ever be completed??? - no consistency with sub-contractors working here. Many days no one here doing any work - it just drags on and on and on. I don't think any resident closed on their home when Marrano had promised. Constant revolving door with sub-contractors. I'm really confused how they state they have been in business over 60 years - feels like their first rodeo Glenbrooke in Henrietta - the picture of the damaged lighpost lying on the ground for over 3 weeks while numerous Marrano employees drive by daily. This is Marrano in a nutshell - just ignore what is obvious and you still have lots to sell, and this isn't taken care of??? UPDATE: Lighpost was picked up thank you - just wish it didn't take a review to get it done

I live at Glenbrooke which is a HOA that is managed by Realty Performance Group and the HOA is Marrano Homes. I've been trying to get reimbursed for a service I paid for on April of 2021 that was supposed to be paid for by the HOA. My requests have been ignored as I guess Customer Satisfaction isn't part of their Business Model. Update received my reimbursement on 5/23/2022. Thank you

We've been living in our MARRANO home at Glenbrook in Henrietta for 7 months . Still having issues with MARRANO not coming back to do repairs. Most of the work is because of poor workmanship and little oversight while house was being built. I decided to start with reviews until they decide its best to finish my house. Also I would recommend a smaller builder from our area. This big builder is like dealing with the government. K

HOA= “Home Owners Association” Marrano’s Patio Home communities usually have an HOA. What this means is the community has rules and regulations for the residence for what they can and cannot do. Most of the time the restrictions are put in place to maintain the integrity of the neighborhood. The residence of the HOA pay a monthly due to be part of the association, but it usually also includes landscape maintenance and snow removal. Often residence in an HOA community has what is called; “Condo Status”, this means that they may pay fewer taxes than residence outside of the HOA neighborhood.

Is it true that patio homes do not have basements?

No, that is not true. Every builder has their own definition for a “Patio Home”. When you build a Patio home with Marrano, it is more about the lifestyle than the floor plan. All Marrano built homes have full basements.
