There are lender fees and 3rd party fees such as Title, Appraisal, Mortgage Insurance, also, there are prepaid items such as taxes and home owners insurance that are all part of the loan process. These usually total 3% to 5% of your loan amount.
For most loans, you can realistically expect the whole process to take about 30 days when you work with Veritas Funding.
