Agnes Gray is the penultimate professional realtor. She and Ellen handled the sale of our historic luxury beach home in a timely and thorough manner. It was a challenging project as the property is so unique and needed to be sold with a tenant in place. They accommodated a bevy of challenges and personalities. Agnes Grey is a very skilled negotiator and gets deals done. I need not say anything more, but I will. Agnes is extremely and meticulously efficient, organized and sees a transaction right through closing. This is very unusual for a real estate agent. Agnes is very personable, understanding and an excellent communicator. In my 40 years of doing business with many different real estate agents, Agnes was the only realty agent who did not disappear after the sales contract was signed. On the contrary, Agnes was very involved and oversaw our real estate transaction right through closing making sure our closing agents, escrow team and legal teams (on both sides of this transaction) were all on the same page, all with the ultimate goal for a successful close to our real estate deal. Agnes went above and beyond her call of duty to make sure all went smoothly from the start all the way to the finish line and we were extremely impressed. Isn’t that what one wants from a realty agent? Thank you for the great question William, an appraisal is a great indicator or value but there will be a cost associated of several hundred dollars depending on the size and style of your home. A realtor can pull the comparables using the same information as an appraiser and give you a good idea of value with no cost to you. Should I put my home on the market for considerably more then my realtor suggested because we can always come down in price and might get lucky.

I understand that no one wants to "give their house away or leave money on the table" but today's buyer has the information at their fingertips to get the value based on comparable home sales. If you & your realtor are at a crossroads regarding the value of your home you may want to invest in an appraisal which would be required of any buyer that is obtaining financing. This will give you an unbiased opinion of value & you are not bound to list or sell your home at the appraised value. Any time I'm showing buyers property the first thing they ask is "how long has the property been on the market?" if it has been on the market awhile & now has price reductions the buyer will often think that something must be wrong with the home and/or that the sellers must be getting desperate since the house has now been lingering on the market. That is a great question Melinda, and one thing that I always review with people getting ready to list their homes. There are many simple and inexpensive things such as having the roof and home pressure cleaned and painted. I don't know what city your home is in but many cities like the City of Hollywood have programs that offer free paint to residents several times per year.
