edit to say: new management has ruined the place. everything has changed even the leasing staff. one week in a row the office was closed and there was a glitch in the online system and no one available. I would give a 3.5/5 stars | using academic rating I would give a 91 B+ on living here. First thing first you are treated with respect here this is your home and you are treated as such. second it's so clean here they do not play about pet owners leaving pet waste around. third its safe and quiet. fourth you are so close to 95 and JTB lets get to the cons. The residents speed and the company was taken over by a new management that wants to push this luxury lifestyle so bad they put laminate floors on 2nd and third flooring not taking into consideration those living on level 1 & level 2 floors. we can now hear everything wheareas with carpet we didn't. I must say that I am sure those new fancier and overpriced apartments on AC skinner where built with laminate in mind and these were not. that takes the score way down.

I do not recommend moving here UNTIL the current management sells. Ever since they've taken over these apartments have gone downhill. if you can afford to live here keep looking its not worth it. literally residents sitting outside their homes with children and pets because the fire alarm keeps tripping every month.... why isn't it fixed by now? this place isn't worth the headache... even the people in the office have changed with this new management!0/10 do not recommend

This place used to be great before new management took over. It takes forever to reach someone in the office. I had to leave a message and never got a call back, yet I have received plenty of calls telling me to fill out my lease renewal online. To get our dryer fixed took weeks and 3 different repair people, we had to explain the issue every time because none of them knew what the others had done. There is a wasp infestation throughout the entire complex. Even though pest control is an added fee, I have to manage the infestation by spraying outside my apartment every so often and getting rid of the new nests that start to form. There are cars that speed through the complex even though it’s small, which is really dangerous as I’ve almost gotten hit. There are broken exit signs dangling outside several buildings that haven’t been fixed. These are overpriced cheap apartments and I wouldn’t recommend them to anyone who’s looking for a new apartment. Update: I can’t believe they’re suggesting I contact them to fix this, when that’s what I’ve been trying to do and no one has contacted me back!

I lived here for a year. Overall a good experience. When I first came to apply for my apartment, Elaine was a bit rude. She showed obvious disbelief and distrust at how much my guarantor made, as well as showing distrust at the home address I listed for them vs. their work address, when this was in the middle of COVID and everyone was basically working from home. It was very off-putting and almost made me choose not to lease here. However, all my other experiences have been positive. Every other staff member I interacted with was very personable and nice. Maintenance is always quick to come look at and fix issues. The community is very peaceful and well kept. They’re always working on making the community better, so I know my money is well spent here. Sad to leave, but happy with my time spent here.

Chances are very good
As Canopy is tucked into a business park, the need for a gate is diminished as we have much less traffic than other communities.
Make sure you rent on the 3rd floor, trust me
