I recently delivered a grocery order to this apartment complex. The numbering system is confusing, the building smelled terrible, and the tenant was rude.

IF I COULD DO NEGATIVE STARS I WOULD. Leasing office is terrible. Apartment quality is terrible. i’ve been living with BLACK mold for months. they let a shortage go on in my apartment for months causing my com ed bill to be 600+. excessive late fees. there is no screens on my window and insist i call every week to see when they’ll add them. the health department fined them with no change. do NOT move here.

We have lived at Amber Manor Apartments for almost 2 years, along with her dog! The office and maintenance staff are wonderful and will typically get back to us right away depending on how busy they are. Kyla in the office has been so helpful from the beginning, middle and to end. The residents are very kind, which is great for this family and pet friend community. I'd recommend this community to anyone looking for a place to lease.

Distressed property ALERT! The sidewalk leading to the leasing office is lined with bricks, however bricks have shifted leading to erosion of soil onto the concrete, essentially making it a mud pathway. Then you enter the leasing office the tile in the building is gross, the floors look like they have never been mopped. The carpet on the stairs is worn and the ceiling plasterboard is full of cracks and plaster patching that has yet to be sanded and painted. THESE ARE THE FIRST IMPRESSIONS the property gives off. They have a private room off to the side in the leasing office for tenants to fill out applications, BUT A UNLOCKED KEY BOX IS ON THE WALL. Anyone can just reach over and grab a set of keys to any apartment(s), such a violation of trust. The pool area needs work, and it's the best asset! The paint on the deck is pealing up. The paint on the inside of the pool is peeling off and is stained. The door to the pool has been “fixed” so many times, it flexes as you try to open it or just sticks. They have a sign post, bolted to the backside trying to hold the door together. Sometimes you have to body slam it to get into the pool area, if your inside the pool you have to keep tugging on it and hope it gives. The glass windows are dirty. The lights are very dim and the choice of dark paint colors does not make it inviting. The floor is filthy and there is dead bugs and hair floating in the pool along with a foul odor in the air. The pool is frequently closed with no sign saying why or for how long. The laundry room is filthy and the machines are filled with lint and excess detergent buildup. The floors are disgusting and need a deep scrub down. Management prints signs on regular paper, but does not laminate them or put them in a protective sleeve, so they are just curling due to all the humidity, looks very sloppy and cheap. The bathrooms in the leasing office are gross, smell and have lots of rusty fixtures. They also have lockers which are coated in rust and door trim which is rusting away. A very gross shower with a curtain that needs to be cleaned… or just replaced. Although I must say, the soap they have in the soap dispenser near the sink is very nice and smells great. The lawn areas have dog feces everywhere even though the property has pet waste bags all over the place for use, for free. The parking lot lights are burnt out, only a few fixtures are lit leaving your car vulnerable to being broken into or you getting mugged. Management does not seem to care about replacing burnt out bulbs. Your car will be broken into, just look at all the broken glass in the parking lot! The apartments have enclosed stairwells which are shared with about 7-9 apartments, you hear everything that goes on. So when your neighbors are fighting, with their “baby daddy” (which is very common), you hear it all. Same goes for when a neighbor is watching a loud movie or listening to loud music. Also management loves to enter apartments without warning, sometimes they give less than 24 hours notice. Apartments are "inspected" much too often, and for bogus reasons! I never saw any drug baggies, but did smell marijuana use. I can already expect the response to this review, "you should have brought these issues to our attention". My response- all the reviews say the same things, why bother. Instead how about listening to your customers! Your loosing lots of good paying tenants because you are letting the place go. A nice environment attracts good tenants. A distressed environment attracts people who don't care and scares off potential, good, long term tenants. Please your good tenants, it takes a bunch of bad ones to find a good one!

Yes, they will kick you out if they notice you. Also, their pool is Hardly ever open.
