Take your business elsewhere if you can. I got a reply from the estates stating not a tenant with that name. My reply: Your right I’m not a tenant and will never be. Me and my boyfriend tried to apply and during the time the estate was converting to a 55+ community. My realtor at the time can vouch for everything, she even said to file a court complain for what I felt was a discrimination and not taking applications and not providing equal opportunity since they were not yet a 55+community. My application wasn’t even run through and was given back my own check deposit since she said didn’t want to waste my money. I rejected to file a lawsuit since my realtor said we could apply with the court but decided to not go that route because if we were allowed to be there in the end we would suffer retaliation and didn’t want to be in an uncomfortable and unwelcome community. I thank God because things happen for a reason, and God blessed me to look bigger and get a better home for my family. So in a way thanks for the rejection, and many selling neighbors will all vouch that they desperately wanted to sale their homes but couldn’t due to the huge rules change. Out of all this my 1 star reflects my sadness to not have been given the opportunity to have applied. Many people will be happy there I’m sure since it looks like a well taken care community. My credit score is and was excellent and I had cash offer and met the income guidelines. Many homes for sale at the time of me looking, were having issues selling, which was almost 2 years ago (yet I’m barely getting called out for a 1 star review). Also noticed that all the 1 star reviews were getting called out, but maybe also look into the 5 star reviews and see if they are tenants would be nice, to get called out as well. All the 1 star reviews got called at the same time. Everyone is entitled to post their review and for me remains a 1 star. I always say try it yourself and have your own experience.

All of the negative remarks on here are EXACTLY why I live here. You know your neighbors have been thoroughly vetted. Only people who complain about how the community homes should be maintained are the very people that NEED someone to guide them as to what a considerate neighbor should look like. I have been here over 4 years. Retired. A GREAT GROUP OF people, in general, in our community. Community activities. Owner operated. Which makes a total difference in what goes on in neighborhood.. Love living here. Love community.

I lived there for 7 years. The worst experience ever. Don't buy a home in this location. The owners make it nearly impossible to sell and for buyers to get approved to live at the park. The management turnover was frequent as well as the police / drug activity. The owners finally took over and cleaned the place up some, only by bulldogging the tenants about every little thing. This is your warning to look elsewhere.

$530/month as of 2019; you still have to pay for city water/sewer, garbage, and electricity
Hi Jory, Water/sewer/drainage depends on usage. For one or two people, the estimate would be between $70-$80 a month, plus tax. Each space is sub metered so residents only pay for usage on their lot. Garbage is through Waste Connections and they offer several options, including every other week services which seem to work well for single person households. Estimate would be $35 a month. Monthly space rent for new residents moving in is $610.00 per month and we try to limit increases which are done based on the move-in month anniversary of a resident. Past increases have ranged from $10 - $20 per month. The background screening fee is $54 per application, paid to the Park. Yes we have community rules that set forth numerous regulations all residents are expected to adhere to. We are a 55+ community meaning all persons moving into our community must be 55+ years of age or older. Battle Ground Mobile Estates, LLC
Hi Jay, We are a 55+ manufactured home community, not an RV park and don't have spaces for travel trailers. Sorry we couldn't be of help.
Our community allows 2 pets per space and the maximum weight limit is 35 pounds at full maturity. Breed restrictions do apply as well. If a resident has cats, they must be indoor cats only. Please contact the office if you have any questions about our rules and regulations. Thank you for the opportunity to respond. Management
Hi Janet, Unfortunately no. Our 55+ Manufactured Home Community is completely full. There are a few homes on the market to sell. All homes have to be owner occupied. Gwen
