Loved it there! 1/04 through 2/08, that is all unfortunately. Made great friends, loved the two "warring factions" of the two separate chatlines back then, the 'scarf' and the 'scissors,' the stunning views, and there was always that 9 AM monthly BOD meeting known as the "Best Free Show in Town!"

If it is a townhouse, then 2 HOA fees totaling about $320 per month, but that includes yard maintenance and roof and exterior walls maintained as well.
There are 2 HOA fees. You pay only one if you live in a regular house and 2 if you live in a townhouse. They are many different townhouse associations in Sun City Summerlin each with their own fee structures. The main association fee is annual. the due date depends on the date the house was originally completed. The current rate is $1,600+ the new rate will be $1,800+ (I am not sure of the exact amount.) You can pay on a monthly basis. For this fee you get 4 clubhouses with indoor and outdoor pools, gyms, around 100 clubs some of which have begun meeting again.
Sun City has three stages. First was built in 1989 last around 2006. Homes & townhomes for sale, but not new. Many homes along the three golf courses. It's a great place to live.
Rampart, Lake Mead, Anasazi, Summerlin Parkway, County Road 215, Cheyenne primarily.
