In my opinion Genny is the best real estate agent I have come across. I had been working with a different agent for at least six months and wasn’t having any luck purchasing a home. Whenever I met Genny she was on top of things. Within a week of working with her we viewed at least three houses and were under contract with my dream home. I am a single mother of three that was trying to purchase my first home and she helped guide me through the whole process. She really went above and beyond anything I ever expected! She even gave me pointers on different things around the house like how to maintain my fence around my yard and more. I couldn’t thank Genny enough for everything she has done for me with helping me make my kids and my dream come true of owning our own home!

Genny stuck by us for a year as we searched for the perfect piece of property to purchase. She was patient and attentive to our needs throughout the entire process!

We were making a big move from across the country and had one weekend to find a house. Genny had multiple showings lined up beginning as soon as we arrived. She understood exactly what we were looking for and was up front about everything. She didn't just show us the homes, she was looking at them for any issues as well. Day 2, we found our house! She was there when we arrived on move in day and stayed late when she noticed the alarm on the septic. She made some calls and had someone out there in the dark working on it. She stayed until all was fixed, assisting the septic guy. I have never met a realtor like her who was so willing to go as far as she did.

Very happy that we meet Genny. My wife and I meet her when we were still on a apartment lease. After the contract expire a year later she was still there waiting for us and remembered every detail that we spoke a year before. Everything work out better than I thought and we where able to purchased our first home. She was very straight with us and always available to answer our questions.

Buying a foreclosure owned by the bank is a far easier process. In this type of foreclosure, a bank — which has taken over ownership of a home after its former owners stop making mortgage payments — sells the house, hiring a real estate agent to close the sale.

How long does it take to get a pre-approval?

Some homebuyers can get their pre-approval letter within hours. People with straightforward W2 income, decent credit, and money in the bank can be house hunting the same day. But for others, getting the letter could take days or weeks. If you’re self-employed or have dinged credit, your lender will require more documentation upfront. It may submit your full file for manual approval by the bank’s underwriters before issuing the letter.

Most financial institutions say that if you add your gross monthly income (not take home) with your spouse’s gross monthly income and multiply that by 30% of your total gross monthly income, this figure would be what you can afford to use towards housing related payments, ie: mortgage payments, taxes and insurance.

Getting pre-approved for a mortgage is the first step of the home buying process. Getting a pre-approval letter from a lender gets the ball rolling in the right direction. We can help you with that process.
