Do not rent from here, my husband and I are currently dealing with the attorney general’s office to get an illegal collection debt removed. This company does not care about their tenants. Despite having a binding contract with rhino and following all of the move out requirements, they illegally charged a large amount to our credit and refuse contact. Keep images, videos and documents regarding this place. We had to audio record conversations with staff due to so many issues. These are all being used on our behalf to resolve this matter correctly. We will be filing in small claims due to the negligence and having all the documentation on our end from move out videos, to conversations with their staff via email as well as in person. Know your rights people! If you have made the mistake of living on this property please protect yourself and your family. I can not wait to have this fully handled so that we can move on with our lives. Save yourself the stress and don’t move here. If you already do reside on the premises, know that you are more than able to follow the escrow process if repairs are not made in a timely manner or to Columbus code (you can call 311 and initiate an investigation, Chad with code enforcement will inspect your unit and serve the property with a notice to resolve all issues). You also have the right to record conversations per Ohio wiretapping law . You are the consenting party if you chose to do so, as long as you are part of the conversation. Know your rights and don’t let these people take advantage of you. If you were a previous tenant and wrongfully sent to collections please contact the Attorney generals office, Especially if you resided on the property while valcap group owned it and were in contract with the rhino contract for security deposits.As they are already aware of the illegal collection tactics and are awaiting response from the new owners. Unfortunately, monarch acts as though a binding contract does not with stand. Save your time and energy! There is a reason for their prices being lower than others in the area!! UPDATE:In response to their response- I have reached out via email as well as telephone I have the recorded conversation between myself and Joel your property manager. We have been working to get this handled since the illegal debt a few months ago. Also, the attorney general’s office has reached out at the same email address. I don’t need your fake sympathy and false hope getting your staff to resolve this without outside help legally. So I would not need to “work against you” had you not partaken in illegal breach of contract as well as improper move out practices.Your company will be served accordingly per Franklin County Small Claims.

Very hard to contact and get ahold of staff and they are not helpful what so ever and the staff cant even answer some questions and concerns about the complex. Don't waste your time here.

ac has been broken since Friday move in. a full week tomorrow. inquired multiple times. got the keys Friday, was told everything on the list would be fixed by Sunday when I got back to town. after multiple calls and visits to the office, the stuff finally got fixed the following Tuesday. the ac is still out. the apartment is in habitable because of the heat. Nicole layle in the office was unprofessional. talking over myself and my girlfriend, threatening to hang up on us, not having any answers at all except it's in the notes. Yes, if the lease buy-out fee has been paid. A 60-day notice is required before vacating your apartment, and the lease buy-out fee is two times the rent amount. Please make sure that you reference your signed lease agreement and confirm policies with your Property Manager as there could be unique circumstances.
You can pay rent by setting up your online account on our website. This allows you to use a bank account (no fee) or credit card (with fee) to make payments.
Security deposits will vary depending on qualifying criteria. Our security deposit ranges from $300 to one month’s rent. We also offer security deposit bonds through ePremium. This community partners with SayRhino as a security deposit alternative.
Residents are responsible for gas and electric bills. Residents are also responsible for water, which will be billed through your tenant ledger in the amount of $50 for a studio apartment, $65 for a 1-bedroom apartment, $85 for a 2-bedroom apartment or $105 for a 3-bedroom apartment.
You can apply online by finding the “Login” and "Applicant" button on the right-hand side of the main menu on our property website. You may also stop by our office during business hours to fill out an application, or click HERE to apply now.
Application fees are $50 per person, 18 and older occupying the apartment. You may pay these online by credit card, a small fee will apply. All application fees are nonrefundable. We also require a $100 admin fee and a $100 Hold Fee at the time of application. The hold fee is refundable if the application is denied. The hold fee will be non-refundable if the applicant requests to cancel their application for any reason.

No appointment is necessary to tour our community; however, it is always appreciated if you call ahead to make sure we are available to provide adequate time for you to tour and ask questions. Please arrive no later than one half hour prior to closing if you would like to tour the property. Everyone over 18 must have a valid photo ID to tour the community.
