We begin with a Consultation at the property you are selling –tour the property – identify your goals, needs & results you'd like. Next we review market stats & comps so that we can make an informed decision about market value. After we determine & complete any repairs/staging that would impact market value, we'll hire a Professional Photographer and Launch your property. Once you accept an offer and inspections are complete, your attorney initiates contracts. Next steps are fully executed contracts, appraisal, title & municipal search, buyer fulfills obligations( if obtaining a mortgage )and then closing!

To do this, I’ll complete a comparative market analysis which takes into account similar properties that have recently sold, listed & pended, analyze current, local market data, and take into account your property’s unique location, features & condition. If you are financing the property, your first step is to get pre-approved by a lender. I can put you in touch with some top-notch professionals. Then, we’ll identify what you want & need – so that I can find you the perfect fit, then set you up on a search that will deliver you new properties the instant they are listed. I will proactively search for your home through various resources. Together we will make a list of properties to tour. Once you decide on a property and your offer is accepted and inspections are complete and negotiated, the sellers’ attorney initiates contracts to your attorney, all parties sign, you fulfill mortgage obligations (if applicable), title & municipal search is conducted, closing.
We've closed properties is as little as two weeks. However, If you are financing the property, The residential timeline is typically 60 days from fully executed contracts . It can take some towns 6 weeks or longer to return a municipal search, which greatly slows the process, even if you aren’t financing the property. Important tip: Your Realtor and Attorney’s communication is vital to keep things moving – so choose these folks wisely. I also employ team members who help move the needle forward to get you where you want to go, when you want to. Be sure to choose an agent who does the same.
