During a full interior/exterior inspection, the appraiser will make note of all things "readily observable" that pertains to establishing a credible estimate of value. These can include the overall condition of the house and individual components. The quality of materials and workmanship are also taken into consideration. They will also inquire about any upgrades, additions, and/or renovations have been completed within the past 15 years or so. Also included are various other permanently attached site improvements that may be present.
To hire a real estate appraiser, the best way is to simply call them up and let them explain their process, fees, and scheduling.
While most appraisers have a set price and/or range for certain types of properties there is also the unknown prices that depend on the complexity of the assignment. And the absolute best way to find out how much an appraisal cost is to simply call them up directly. Do not waste time on articles from authors who aren't licensed or certified appraisers. While these article writers can give you their best guess, that still does not tell you what an appraiser will charge you for your appraisal on your home.
