Excellent RV park in a quiet country setting. A quick drive to Denton gives you access to just about anything you would need. Management is friendly and helpful. The park is clean and always worked on or improved. Reasonable lot rates include electricity, water, sewer, trash, internet, and laundry. The internet was not very good, but its average for RV parks. Strong cellular signal. The free on-site laundry is convenient and there are other amenities such as a dog park and cheap on-site propane filling. In-ground storm shelters give some peace of mind because this park is in the middle of a farm field and is very windy. There are no mature trees, and all sites are in full sun all day. Most of the campers are long term residents but this park does have two pull-through sites reserved for short stays. Sheds are available to rent and have placed on your lot. All lots appear to have concrete patios and full hookups with new electrical. All residents are background checked and the community feels safe and respectful. I would stay here again.

Very nice park, excellent management, decent price relative to other parks. So far all their promises have been kept regarding what you can expect from the rent. Very clean, quiet and secure. WiFi is a little thin out away from the office, but nothing complaint-worthy. Good action here at Ranch 380!

Let's be frank here. 34 no debit ex law enforcement bought my trailer and truck in cash, have 12 months of lot rent saved up was willing to pay 12 months upfront in cash. Starting a new job in the area. but since I own an older rig its a no go. 2008 or newer only at this part. 3 phone calls later and I find this out. SO, don't worry if your responsible or take care of things but unless you have something new they don't want you. So renter beware before calling or talking to them. If your trailer is old your not wanted.

No. Water still running. Left faucets dripping and insulated spicket really well, plus have a heated hose.
James Wood 12 weeks ago To comment on the other reviews. I have been here for almost a month. I see the words racist, power trip, idiot used against the owner. I do not see any signs of this. I see a man that cares for all that come into his park. He has been very helpful to my family and checks on us often. He has set forth some strict rules and he does remind you if you break them. He does however make them clear in the beginning and they are easy to follow. IDIOT. No not even close. He is a hard working man that is trying to make this park the best it can be. I saw someone post about water issues. Sure he has water issues. The water system is brand new. They all have issues when they are new. But I do see him doing everything he can to get it taken care of. And I personally have not seen a problem with it yet. What I do see about this rv park is that it is a safe place for my family to stay. It is neat and clean. It is quiet and peaceful. I would recommend that anyone would fe
