With Excalibur, credit doesn't have to be perfect but it has to be good (no evictions or owed creditors especially). Most places, including Excalibur, requires that the total COMBINED income be 3 times the rental amount. So, no- everyone doesn't need to make 3x the rent individually (but together, absolutely). You also may want to call them because I think that another company may be taking over (or have taken over) and their requirements may differ. Again, you would need to call them and confirm. Hope this helps.
We have gotten the average below 4 days now. We are still receiving multiple applications per property and many of the applicants do not provide complete information or can't verify their income. If you are a full time (W-2) employee with pay stubs, and you are not asking for any concessions, then processing is often complete in 1 to 2 days. But many applicants ask for things that require us contacting the owner/landlord and negotiating back and forth which causes delays.
There is a receptionist at the office. I'm not sure if the property managers are in office or remotely. If you call the receptionist does answer the phone when available and she will answer questions to the best of her knowledge.
I wouldn't give it to them. That doesn't sound legitimate.
