We've been coming here several times a year for three years and have always stayed at the same townhouse except for once. What readers thinking about coming here need to know: 1. All properties are privately owned and managed. Your experience will depend on doing the right research and picking a good property. You might need to spend a little more, but it is worth it. The properties can differ dramatically, as we found out, depending on the owner. 2. The resort itself is immaculately and professionally maintained. The grounds and water park are always clean. Yes, it gets crowded during peak times. What popular place doesn't? 3. It is absolutely NOT TRUE that you can't get deliveries here. If a food delivery is denied entry, it's because the driver did not have a license. We have had zero problems with dozens of deliveries. 4. The resort, and its properties, have rules to keep everyone safe and secure. It's a gated community with restricted entry. If someone is denied entry at the gate, it might be because they are trying to bring in people who aren't authorized, or too many cars. Properties have occupancy limits, and it is up to the guest to read and obey them rather than get mad later because you tried to sneak people in, or show up with more cars than allowed. ALL drivers need a valid license to enter, and owners have to approve the cars ahead of time. No license=no entry, that means Uber and everybody. 5. READ THE RULES the owner sends you before showing up! You can avoid lots of problems that way. Windsor Hills is a FAMILY resort and certain behaviors aren't tolerated. Don't get mad because the rules are enforced. We've had many peaceful and fun family times here with our grandkids, but you have to put in the work to find the right property!

SO MUCH PROMISE, SO MUCH DISAPPOINTMENT The property, 2536 Holtrock Street, is certainly well placed to access the various Walt Disney Resort Parks and the on-site community pool and clubhouse are a welcome bonus. However, when we (6 adults & 4 children 7 to 9 years old) arrived at the villa it was clear that the property was not up to the expected standard, not only was the cleanliness to a 'lick and a promise' standard but maintenance was distinctly lacking. We would call it dirty! There was evidence of dust and detritus behind and under furniture, on top of the headboards, skirting boards, and decorative molding on the walls. Hair and dust had gathered into fur balls and were in clumps under furniture and along the edges of walls. We insisted that children took shoes off when entering but quite frankly they would have been well advised to wipe their feet before they left the property! Socks will never come clean again. 1) The bedding was shabby, old, and appeared grey in appearance, overall it could be described as 'tired', and as an example, one of the well-used, squashed polyester pillows was barely 2" thick. These were unacceptable and although six new pillows were supplied, along with fresh bedding and some additional white towels we did not receive enough pillowcases for all rooms. 2) Two of the pool's large lanai screen panels were broken or missing. On one occasion, before this was repaired, we were visited by a 1.5-inch Cicada killer hornet, while generally harmless, it frightened the children. 3) An area of several yards, inside the pool enclosure, near the outside exit, needed to be cleared of grass/weeds from between the joints of the enclosure floor. 4) For a party of ten persons, the supply and quality of all types of towels, particularly pool towels, small hand towels, and dish cloths were seriously deficient. 5) The provision of one toilet roll per bathroom (four) is considered to be stingy for ten people and should be looked at again. 6) The provision of clothes hangers was severely limited, the combined total being barely enough for four people never mind ten. We had to buy further supplies during our first shopping visit. 7) Shower heads are partially blocked and probably need descaling, resulting in inadequate water flow to get a decent shower. 8) Missing/not enough cutlery for our 10 occupants - some forks, no teaspoons at all. We were reduced to having to use plastic replacements. 9) Despite our best attention the advertised free unlimited calls telephone never worked during our stay. 10) The tumble dryer filter was found to be completely choked on first use, rendering the machine ineffective until we figured out what the problem was. 11) The outside waste bin is home to numerous cockroaches and bizarrely small lively frogs. Treatment to eradicate is necessary. 12) The advertised description of the property as being 1.5 miles away from Walt Disney World attractions is inaccurate. The nearest, Hollywood Studios, is 5.9 miles away. According to Google maps, the distance from the villa at 2536, Holtrock Street to the Community Centre/pool is 1056 yards (965 metres), substantially more than the 350 metres quoted in the advert. 13) Information/instructions for the various electrical equipment are sadly lacking. 14) Missing battery from a smoke alarm 15) The bulb above the sink in the kitchen is missing. 16) The length of time taken to boil water on the hob is unacceptable and the kettle should be replaced by an electrical version. 17) Drawers in the bedrooms had not been cleaned. 18) None of the cupboards and drawers have any handles fitted (by design?) and could be broadly described as being of a 'distressed' style. Come on..... You are on the brink of something good here. Quality and standards were lacking for us and I'm disappointed that I can't report we got value for money but you could quickly and easily make such a difference. Words such as Standards, Quality, Pride, Team Effort, Coordination, Leadership, Clear Job Descriptions, and Reward all come into play. Get a grip!

Security here is literally the worst. They act like they're protecting Fort Knox and will make you wait a long time to just enter the property. Many stay at this resort due to its vicinity to the Disney Parks making it a perfect Uber to-and-from location. Not really the case because you’ll be waiting 10-15 mins to enter and make your Uber driver feel like their doing something wrong with the way they take pictures of their licenses. i know they are just doing their jobs but the HOA here needs to make some adjustments to their protocol…

Hi Marta, Yes all the water slides and pool is free to use. Andrew. There is a putting green and tennis court which there is s cost to rent equipment.

An individual pool home or townhome owner could have the equipment installed and offer the facility if they wanted to, but the condos definitely don't have the facility at this time. It is definitely something where you would need to ask the owner of the home you are renting whether or not they provide the facility, but typically I would expect the answer to be "no".
The guards will let you through the gate on the day you are due to arrive even if you don't have access to the property you are staying in until a later time. Similarly the Welcome Center will be happy to provide you with a wristband.
The community pool is open from 8am-10pm daily. The splash area and water slides are open from 10am-8pm during high season and 10am-6pm during low season.
No when you stay here. Go to welcome center in clubhouse and they will give you wrist bands for your stay
The community doesn't rent out golf carts, but there are companies in the local area that would do so. It is worth noting that golf carts may only be driven in the community by adults with a driving license, they may not be driven by children. Golf carts must only be used on the roads, not on the sidewalks or the grass and the community also requires proof of insurance.
You can pick the movie by going into the Welcome Center, either on that day or the previous day, but it is done on a first come first served basis. Just to be clear you can pick the film, but you can't reserve the whole theater for your party, so when the movie is playing people that want to watch it can do so.
In July 2021 the resort completed the roll out of a brand new fiber optic network. Every unit in the community now has its own fiber connection with 500Mbit/s upload and 500Mbit/s download provided as standard.

The houses have garages you can store the bycicles in. The townhouses have pools behind them and you could probably store them inside the screened in areas.
I am not sure. However you can place an ad for a ride in the mini Mart. Staying in Windsor Hills is very pleasant and relaxing.
I am sure that could find an owner interested in renting their unit out for a year. Most owners spent a lot of time and effort trying to get folks to rent their properties. Almost all of the units are vacation rentals. Also there are units for sale.

There was not a safe in the Villa we stayed at, but the area is very secure there is security at the gate only you and your guests can get in there's no keys. Pin code access only and you have to have a card to swipe to get in and out of the front gate those are the only ways to get into the community at into your house it's a key code.

Shuttle buses can be arranged but there is not a regularly scheduled one. The reception desk can help arrange one for you.
Yes it is about a 15 minute walk if you walk along the road. Shorter if you go as the crow flies.
You can have parcels delivered to the home you are staying in, but it is best you are at home when the parcel is due to arrive. The Welcome Center (office) will NOT accept parcels.
The unit that we stayed in has WiFi. Once we confirmed our reservation the owner sent us the condo information and WiFi information. There was also a public WiFi at the pool as well. Hope this helps
