A pre-inspection is oftentimes a good idea to help prevent any inspection related issues once going to contract. At the basic level you should consider freshening things up, power-washing the exterior, laying new mulch, painting if necessary, decluttering the inside, and really just positioning the property to look and be at its very best. These details matter. Also, do you have a survey on file or an elevation certificate? We'll be sure to guide you every step of the way!

This is an important one. What year is the house, roof, air conditioning system (both compressor & condenser), hot water heater, and appliances. If there's an HOA, any current or upcoming assessments? Does this house have storm/wind protection? Is this house concrete block or wood frame? Does the seller have a survey or elevation certification on file? Is this home in a flood zone?

Most sellers are responsible to pay for the transfer taxes on the deed (doc stamps which are $0.70 per $100), title insurance policy (generally about $525 per $100,000), and real estate commissions. There are some other minor closing fees, tax prorations (since paid in arrears), and any repair credits or obligations. In Collier County for example, the buyer most commonly picks and pays for the title insurance policy but in Lee County it's commonly the seller.

The main fees to expect when buying a home are the initial down payment, closing costs, inspections related fees, loan related fees (appraisal, survey, origination fee), HOA application fees (if applicable), insurance premium, recording fees, and attorney fees (if applicable). The best thing to do is ask your lender (if applicable) for a "good faith estimate" or on a cash deal ask the closing agent for a buyer side pre-closing statement which will itemize each expense paid at closing.

Great question! The first way is to occupy a home as your "primary residence" and occupy the home 24 months in a 5 year span of time. The 24 months DO NOT need to be consecutive either. Gains are exempt up to $250,000 for a single person and up to $500,000 for a married couple. The best alternative option to defer capital gains taxes is to consider a 1031 exchange or "like-kind exchange" as it's commonly known. This only applies to investment property though. You have 45 days from closing to identify a replacement property and you must conclude the exchange within 180 days. Please contact a tax professional for further detail.

What is the homestead tax exemption?

State laws here in Florida allow homeowners to claim up to a $50,000 homestead tax exemption on their primary residence thus reducing your taxable value. Furthermore, there is a 3% cap rate with a homestead in place vs 10% without which helps keep your taxes lower during times of increasing values. You MUST own the property as of Jan 1st for that tax year and the application window is all of January and February.
