Edit Disclaimer first: I wrote this review facing a 20% rent increase. This is the new normal and in hindsight I regret the initial star rating, but stand by all the detailed points. Generally take reviews with some skepticism. I imagine happy residents don’t write reviews as often. I wouldn’t say that I’m unhappy, but I do not feel that this complex provides the value that it is charging for (with inflation - does any?). That said, I will be as detailed and level headed as possible here. First thing; “Luxury Apartments” - if this wasn’t completely obvious it is a total oxymoron, a meaningless marketing term. Positive: Fios internet Office staff is incredibly helpful and friendly Close to shopping and food options in California and Lexington Park Amazon hub for packages Not so positive: The insulation is relatively thin - standard for apartments - I can hear my neighbors’ general daily activities: music, TV, laundry, heated conversations, and romantic interludes. The complex occasionally has events with music at the pool, which I hear clearly in my apartment. The air handler is in the kitchen - again this is fairly standard for an apartment, but in peak heating/cooling months it will be on frequently and makes significant noise. Maybe I’m too sensitive to noise, but ask to adjust the thermostat on a tour and judge for yourself. Using the electric range trips the breaker for one of the bedrooms (never the kitchen). In fairness I haven’t put in any maintenance request on this issue, but to me this indicates non-standard wiring (maybe a shared common between circuits) The pilot light of the water heater goes out with some frequency due to wind. Maintenance is quick to respond and gets it lit again. The problem is that I discover it is out early in the morning when I have water that is lukewarm at best. Residents do not have access to the water heater - though I’m more than capable of restarting a pilot light. My unit faces the parking lot, which is lit up like an airfield. This is easily countered with blackout curtains, but they will be an absolute requirement if your sleep is affected by light. Presumably the lighting is an attempt to curb vehicle break-ins, but these are still fairly common. The appliances, fixtures, materials, and workmanship in my apartment can best be described as “builder grade”. This is an expected reality of apartment living, but understand that there are durability concerns with lower grade materials. I haven’t moved out yet, but other reviews have indicated that they pass on the expense of normal wear and tear to residents upon move out. As for amenities: there is a pool which I personally never used, a “fitness center" which I used twice before joining a real gym as it is equipped as well as you’d expect for an apartment complex. The latest rent increase is over $200, a more than 10% jump.

I lived in many apartments an I can truly say " I love it here". The neighborhood is wonderful and the management staff are truly professional and made me feel like home. I highly recommend Settlers Landing apartments. The neighborhood is extremely which is a plus for me because I work late hours.

Wonderful staff. The maintenance guys are absolutely amazing (even though I know one is a die hard cowboys fan but I’m not gooding that against him :) Mrs Sheila is an absolute delight and truthfully cares. Neighbors are overall great and they will stay on top of any issues you may experience. Been here for 5 months now and the Fiancée and baby couldn’t be happier. Please if management sees this pass the best regards to Sheila and your maintenance crew they’re invaluable employees and hard to find now days!

The applicant screening criteria is based on factors including employment, housing history, and credit. For employment, the monthly rental rate, plus utilities, must be less than 30% of the applicant's combined gross household monthly income, which will need to be verified. For housing history, applicants must provide acceptable housing references for the prior 36-month period. For credit, an acceptable credit report is required. Prior payment history will be reviewed.
Outdoor parking spaces are not assigned, however, we offer plenty of parking spaces throughout our community. Outside parking is free. If you are interested in reserved parking, we do offer detached garage parking for an additional $200.00 per month. The reserved parking can be added at any time and will require only a thirty day notice if you decide you no longer want a reserved parking space.
Yes, we are pet-friendly! We welcome both dogs and cats, with certain breed restrictions on dogs. We allow a maximum of two pets per apartment home. There is an upfront pet fee of $300.00 per pet as well as a monthly charge of $35 per pet.
Our amenities include 24-hour clubhouse access for residents to use the fitness center with yoga studio, business center, and cyber café with java bar. We have a swimming pool with a tanning shelf, sundeck with a grilling and dining area , and an outdoor fire pit. We also have a bark park and playground as well as detached garages available to use for parking or for additional storage.
No, not all utilities. Residents are responsible for paying for gas, water, and electric. Utilities are based on actual usage and will vary, however, we estimate $100-$125 for our one bedroom floor plans, $200-$225 for our two bedroom floor plans, and $300-$325 for our three bedroom floor plans for gas, water, and electric.
