Orchard Meadows is great. The staff is friendly and responsive. The apartments are nice. The community is safe. And the amenities are great. Rent is a bit pricier than other places nearby, but the value makes it worth it. Kudos to the team at Orchard Meadows! Update 7 months later: Our AC ran out of freon on a Sunday in early August. Temps outside were in the 90's (feeling like 103) and inside was just over 80. Called Emergency Maintenance at 6:11pm. They called back at 6:15pm. Technician drove from Silver Spring and was here by 7pm. Apartment is nice and cool by 7:30pm. An amazing example of what responsive maintenance should look like at an apartment. I won't consider living anywhere else until we're ready to buy a house. Thanks again to Orchard Meadows.

Great place to live, great maintenance staff! The leasing consultant and assistant manager are great. I’m giving a 1 star because it’s hard to get in contact with the property manager. She is rarely in the office and takes very long to respond to emails!

Predatory leases and awful amenities for the high cost. We stayed here for 6 weeks in between selling our old home and buying our new one. We were clear about only needing a 2 months lease but they have this small print where they renew unless you specify in writing that you don't plan to renew. I realized this issue a day after the due date to not to renew and they charged me another 2 months lease saying that it's standard practice. We were literally less than 24 hours late with telling them we're not renewing and they charged us over $4K! We essentially paid for 4 months of lease and only stayed there 6 weeks. There's trash flying around the property everywhere. The microwave in our apartment wasn't working and it took them a whole week to give us a replacement that sits on the counter because they didn't have anyone to fix it. It's close to impossible to reach an actual human to talk to when you have an issue. The walls are paper thin and you can hear everything. Just awful, if you have no other choice and end up renting here please make sure to read every little letter on the contract, they prey on anyone that can take money from. Absolutely awful place to stay and awful business! Would NOT recommend!
