It's a great stepping stone for those in need. It is the best out of the options in Effingham for subsidized housing, but still it comes with it's downfalls as does any other apartment complex. For example: I have asked multiple times for things to be done, for months on end, they don't get done. My neighbor upstairs very well might come through the ceiling if she stomps any harder 22 hours a day. They just put in a new handicapped parking sign outside my building because two tenants can't stop being children and fighting over one spot when there are empty handicapped spaces, so one tenant will park 3 inches from anyone who parks in "his space" 🙄 There are no assigned parking spots. I also was threatened to be evicted if I got another complaint of smelling cannabis come from my apartment, but I don't smoke on the property. These are just a few things I've dealt with here. Tenants are immature and stale energy everywhere.

Freaking joke, cleaned apartment top to bottom and still charged me $90 for cleaning the apartment, $90 carpet, and $25 for new drip pans

This is a picture of the maintenance man who in some reviews don't do anything, he fixed my hot water heater in the middle of what some people call a pandemic and won't get out of their house. I called the office, I talked to the very nice management staff here, I respect their position and they respect me. People want respect but are not willing to give respect, Deb has been here Since the very beginning, Mark about 15 years after it opened. Their lives are in these apartments. When Mark came it would have been when major projects would be starting. So, these apartments are one of the few apartment complexes that are not trash ridden and fallen apart. I believe that we need to give credit where credit is due. Deb keeps drugs out of our homes and Mark fixes them. This is most certainly something to be proud of. Thank you, Lake Pointe staff.

Seems to be a nice place and it is well kept inside and out the parking lots are always nice and clean and the grass is always cut

You will have to put in an application to be placed on the waiting list if there is one. Rent is based on your income, and water and trash are included in rent.
If a person makes enough money that the rent calculates out to be the same or more than the market rate rent for the area then they won't qualify because lake Pointe is for those who can't afford market rate rent. Generally if a single person in a 1 bedroom apartment makes over $27000 per year they won't qualify.
No they don't and if you fart or move around in them places you get the cops called on you it's just plain rediculs they are section 8 housing
