I know they do check your credit and background; I don't know how good your credit needs to be. They do verify your income also.

It varies depending on your utilities. Approximately $1000 to $1200 per month.

Yes, pets are welcome at Shadow Lake. Don't have a pet? Not to worry, you can adopt a duck or two. There are plenty to go around. Use caution when driving through the park, you could very easily run over one.

The first process is to talk to the manager and submit an application, whether you are buying or renting. Go to the office and they will walk you through it.

Do you go through a realtor to sell your home is that your mobile home park or do you sell them to the owner or management

Once the mobile home is under your name, it is yours and you can sell it however you want and to whomever you want. Whoever is interested in buying your mobile home has to be approved by the park ,prior to buying, though.

The space rent is around $630 and increases a little every year, even with contract. Gas, water, electricity and garbage are not included in the rent but are payable to the park as well. Depending on how much you use utilities, you end up paying anywhere from $50 to a couple hundreds.
