Not a great place for a family. The buildings are built cheaply so noise travels easily. The cost per square foot is very high. There’s an amenities fee but they’re often inaccessible (pool was closed a lot). There’s a piece of land adjacent to the playground that’s an eyesore. We always smelled weed in our building but they will only remind everyone via email about the smoking addendum. Place feels very corporate. I would steer away from any Morgan property.

Can’t thank the staff here enough. The maintenance team has absolutely been over the top amazing since day 1. I never realized how truly amazing Baldwinsville is until I moved here a year and a half ago. The rent is very very expensive but with the housing market the way it is, I have zero complaints. Gym is amazing! Downer Street and the surrounding areas are beautiful and safe. Plenty to do! Tons of restaurants and bars all within walking distance! The longer you live here the more you really appreciate everyone and everything. Thank you to Tim and Gary, the maintenance team again has been truly the best. If you’re looking for a beautiful apartment and place to live, this is the place to be.

Pros: Very nice floor plans. Office staff is very nice Cons: Morgan Properties is absolutely gouging current residence by instituting a "new" $70 per month "amenity" fee. Between this and the 7% increase in rent my monthly bill is up 13%. I've lived here 3 years and now all of a sudden boom, here are a bunch of new fees to screw over the tenants. Completely ridiculous. I understand inflation but this is ridiculous. The amenities include a pool, dog park, play ground, gym and an outdoor workout area. Well, I dont use the pool, don't have a dog, I have a gym membership and I don't have kids. My fees are going up $170 per month in total.
