Obviously in addiiton to priced, factors that affect a houses' salability are location, floor plan and whether it is a functional floor plan and if not, can it easily be changed and finally, condition of the home including exterior and interior.
In simplest words, in real estate, an escalation clause in a clause or addendum to a real estate contract that notes that the buyer is willing to raise his or her offer price if the seller receives a higher competing offer.
