We moved across country from California to Florida just over a year ago. My husband found Kimberly at The Falker Group online. The first conversation with Kimberly was about an hour long and she instantly took interest in helping us with our move. This is a GREAT question and one I get often. Buying a second home in Florida is COMMON! In fact most of the buyers I work with are purchasing their second/vacation home. In the past 18 months most of my showings and purchases have been done virtually. I either facetime my out of town buyers from the home/condo OR create a thorough video to send to them. When they find the one they love, we write and negotiate on the property just as if they were local. The buyers then fly down during the inspection period to further investigate the home and be there for the inspection. From there, the process proceeds to closing with me taking care of the transaction as seamlessly as possible. It has become a very lovely way for buyers to find their perfect Florida home from the comfort of their home afar.
First of all, you will want to know your credit score so you know how much you can afford. Often Buyers are surprised both in a positive and negative way on how much home they can purchase. In order to know for sure, you will want to find a reputable mortgage company to work with. (I can help with this!). Once you learn your price range, it is imperative to find an experienced Realtor to help guide you in the process. Before you begin looking, you will want to begin the pre-approval/loan process so you can "hit the ground running" once you find a home. Bottom line in finding a loan - work with an expert!
An appraisal is an unbiased professional opinion of a home's value. In real estate an appraisal is used to determine whether the home's contract price is appropriate given the home's condition, location, and features. Appraisals are required when the Buyer is getting a mortgage on the home. The Lender (bank) requires the appraisal so they can confirm they are not loaning more money to the Borrower (buyer) than the home is worth. When a Buyer is paying cash, an appraisal is not required.
