We’ve loved living at Union & West. The quality apartments and amenities are second to none in the area. The courtyard/pool is beautiful and well kept, with a lot to enjoy. We love that it’s a dog friendly building, and we often run into our four legged friends in the elevator. It’s a nice quiet place to live, we can easily walk into Walpole center, and the train could not possible be closer if we want to head into the city. Plus, we are really spoiled with the garage parking (no shoveling)! We would recommend it to our friends - and we have!

Be careful. They make you pay $350 and sign a lease and if you don’t pay first month rent within 3 days, you forfeit that $350, unlike most apartments where you don’t have to pay first month rent until the day you move in. This wasn’t made clear to me before they made me apply. Just be careful about this and good luck. I’ll consider my $350 charity to a poor organization.

We do require a 60-day written notice if you are looking to vacate prior to your lease-end. Our termination policy includes a payback of any concessions given as well as a lease termination fee.
Rent is due on the 1st of the month, every month. You can pay by personal check, bank check, or money order in person by dropping it off at the on-site Leasing Center. We also offer recurring online payments that you can set up on the online portal by bank account or credit card as well as one-time payments online so you can have the freedom to pay however you would like month to month.
We have an award-winning onsite management team available 5-7 days a week to assist with any needs that may arise and answer any of your questions. Maintenance services are handled within 24 hours and 24-hour emergency maintenance is available on call after hours. We offer package acceptance in a dedicated package area that you have access to at your convenience. There is a 24-hour fitness room with cardio equipment, state-of-the-art strength equipment, accessories, and free weights. Entertain your friends in our common area lounge with a full kitchen, pool table, ample seating, TV and fire place. There is free Wi-Fi available in all common areas for you to work and play from home in our communal spaces. Get outside and enjoy the courtyard outfitted with a heated saltwater pool, grilling stations, lounge seating, and fire pits. Easy access to the Franklin line commuter rail, less than 200 feet from the back door.
We certainly are! 2 pets per apartment home are allowed. 2 dog households may not exceed 100 lbs collectively. There are breed restrictions and we have the right to refuse any pet that has a history of aggression. Restricted breeds include: Akita Alaskan Malamute Bull Mastiff Chow Doberman Pinscher German Shepherd Great Dane Belgian Shepherd Malinois/Malamute Caucasian Shepherd Husky Pit Bull Terrier Rhodesian Ridgeback Rottweiler St. Bernard Staffordshire Bull Terrier (American Staffordshire Terrier) Wolf Hybrid There is a pet addendum included in our lease agreement that must be understood and signed. Pet rent is $65/month per dog and $45/month per cat.
Utilities are separate at Union & West and are based on usage. You will be responsible for heat, electricity, water/sewer. Everything in our apartment homes is brand new and energy-efficient, so you can expect fair cost.
All of the amenities and services are included in your rent. Parking is an additional cost. Surface parking permit is $25/month, assigned/reserved surface parking is $50/month, and underground, assigned garage parking is $150/month. Pet rent is $65/month for dogs and $45/month for cats.
After approval, we ask for the move in costs within 72 hours in certified funds. Certified funds are bank checks and money orders. This cost will include your prorated first month's rent (you can move in any day of the month!), a $100 lock and key fee, prorated extra fees (parking and/or pet), and the $500 security deposit (with approved credit). Your $350 first month's rent deposit given at the time of application will be deducted from this total.
There is a determination that is made if your score is just between decline and approval standards. This is called approved with conditions. If this is the case, you will be asked for a full month's security deposit instead of the standard $500. If your score is below this mark, it is a declined application.
