Be very very cautious here. I think it’s a great deal and a great location. However, the negative reviews you see are not just one-off angry people, it’s entirely warranted. It’s a gamble here. You don’t get to see your apartment before you move in so hope you don’t get one infested with roaches. Management won’t help you get rid of them. They also won’t fix your AC if it breaks - so if it never breaks, you’re fine. However if it breaks in 90 degree weather you are in trouble. It’s board-line not livable sometimes. We lucked out and didn’t have any problems the first 6 months but the last 6 months have been terrifying. I truly can’t believe the conditions they will let people live in. We we had family to move in with but if you don’t then you may be in a 90 degree apartment with bugs on literally everything you own.

Management is horrible. Property is in the worst shape it has been for the 15 years that I have lived here. They cannot figure out a cheap way to properly dispose of the A/C condensate from a unit above so there is a PVC pipe running down the building into my once beautiful herb garden. Garden is ruined. It is constantly under water providing a perfect mosquito breeding ground. We cannot even enjoy our patio due to being eaten alive. $3000.00 a month. For 15 years we had a beautiful water view. Now the weeds and trees are so overgrown, I can't see a sliver of water. I submit maintenance requests about the standing water and asking if contractors will be cutting the overgrown weeds, removing the dead trees, and trimming the overgrown trees and I see "Maintenance Completed" as the status. What a joke. We were to have all of the parking lots paved. Our lot was postponed three times. No more parking lot emails from management. Paving guys seem to be gone. I stopped in the office on Friday to ask when our lot was going to be paved. Shrugging shoulders, "Your lot wasn't paved? Hmmm. Not sure. I don't know." Get that a lot at the front office. Super sweet girls but they know NOTHING. The lease says that they are to offer me a lease renewal 60 days before the end of the lease. The offered my renewal 40 days from the lease end date AND jacked my rent 19%. Yep. Due to the tight housing market I had to sign a new lease for $3000.00 a month with the jacked up utilities. There is NOTHING here worth $3000.00 a month. The tennis court has a sink hole. The gym equipment is broken and the free weights stolen. The pool is dirty. The grounds are not maintained. The proximity to downtown is awesome. Great close gyms and groceries. Neighbors are cool. But none of this has anything to do with management which sucks.

I lived here for about 8 months in 2021-2022. I wouldnt recomend living here if you are single or a child-less couple, most of the community is full of families so it gets really loud at times and kids play outside a lot in the warmer months, so depending on which side of the community you live on, you'll have kids outside of your door every day. During my short time here I found out that in the spring and summer, cockroaches pop up in the buildings (and sometimes ants in early spring, but the cockroaches were an ongoing problem). I originally had decided to deal with the bugs myself and stay in the community since it used to be cheap for a one bedroom (compared to the rest of annapolis), but then when my lease was up in March I wasnt allowed to renew, even when I had originally been told I would be allowed to when I asked in January (due to planned rent increases for JUNE). I lived without a real lease paying month-to-month until May when I finally found a new place and moved out. Before I left in mid-May, I asked management if they knew how much my apartment's rent would be in June (set to take effect 2 weeks after I asked!!). They did not know. I genuinely think this could be a great community if the management team focused more on the community itself, instead of getting new renters to replace the ones driven out by the bad service. I dont blame anyone who works in the immediate management office, I think they just arent given the right information (if any info at all), and probably make money on commission from signing new applicants, so there is more incentive to have high turnover rates. The apartment I was living in rose from $1250 to $1650 in June, absolutely not worth it for a small 1 bedroom in general but DEFINITELY not worth the bugs, neighbors, or lack of management. Wouldnt recomend if you can live somewhere better for a similar price, and now that Annapolis costs the same across the board, it really doesnt make sense to live here over one of the luxury communties in the nicer parts of the area.

The apartment we reserved online said 'water view'. That's not the apartment they gave us, it faced the parking lot. Do not reserve an apartment without first viewing. Their online system doesn't know which apartment is which.

Are the units back to back, or do the units go through the building front to back? Are waterfront 3 bedrooms available at this time? Are there elevators and garages?
