Tom Wolf and team made our home purchase easy. Tom showed us home after home and has the experience to offer honest thoughts about each home. Tom Wolf helped find us a thorough home inspector. Then while checking for home insurance Tom reminded me to use my veteran status to save money with USAA. Highly recommended!

My husband and I met Tom in April 2015 and bought our first home with his help in 2017. We now (August 2022) have an opportunity to thank Tom and Fernando for helping us upgrade to a new home. Working with the Tom Wolf Team is a pleasure because of their professionalism and hard work. We continue to be very impressed with their experience and expertise.

The team of Tom and Fernando made our looking for a home in South Florida the easiest and best experience for us. From my first call with Tom through the virtual showings with Fernando and Tom super easy. The relocation process, which I thought was going to be a nightmare, was truly pleasurable. I HIGHLY RECOMMEND this team.

Are we in a housing bubble?

The answer is a NO Here are what some of the expersts are saying Mark Fleming, First American: Looking back at the bubble years, house prices exceeded house-buying power in 2006 nationally, but today house-buying power is nearly twice as high as the median sale price nationally… Nathaniel Karp, U.S. Economist : The housing market is in line with fundamentals as interest rates are attractive and incomes are high due to fiscal stimulus, making debt servicing relatively affordable and allowing buyers to qualify for larger mortgages. Underwriting standards are still strong, so there is little risk of a bubble developing. Bill McBride of Calculated Risk: “It’s not clear at all to me that things are going to slow down significantly in the near future. In 2005, I had a strong sense that the hot market would turn and that, when it turned, things would get very ugly. Today, I don’t have that sense at all, because all of the fundamentals are there. Demand will remain high for awhile

Here are five tips for success in getting your offer accepted. 1 Listen to Your Realtor® - We will advise and guide you on writing a compelling winning offer. 2 Understand Your Finances. Knowing how much you can afford is key And Having a Pre-approval is a must when submitting an offer. 3. Be prepared to move Quickly - The average home is only on the market 21 days and will receive 3 to 4 offers. You need to be agile and alert in your search. As soon as you find the right home for your needs, be prepared to submit an offer as quickly as possible. 4. Make a Fair Offer - It’s only natural to want the best deal you can get on a home. Our experience shows that submitting an offer that’s too low can lead sellers to doubt how serious you are as a buyer. Don’t make an offer that will be tossed out as soon as it’s received. We will help advise you based on the property and neighborhood what is a fair offer. Contact us today.
