It is sad. This is a wonderful location with some nice neighbors, and the yearly rent increases would lead one to believe that it is thriving. But that would be far from the truth. The "drinking" water system is constantly failing. And, when it does, boil water notifications are a regular way of life. If you want to drink water here, you'd better be buying it elsewhere, despite their promises of that being part of the rent. When the water is out, you can always use your rainwater to haul in and flush your toilet... (see video) An amenity that was a big sales decision for me just a few years ago is noticeably left out on their website. Just across Rt. 1 is a dilapidated fishing pier that is no longer useable. My opinion? They keep hoping for a hurricane to destroy it for the insurance money. This is run by a major corporation that, like many, is focused on its bottom line. Read everything carefully before signing, or you may end up with surprises that will cost you extra.

No. You have a land lease. It includes water for irrigation and water for inside use and access to pool and club house. The water quality is almost undrinkable and smells bad.
Sorry, no there are no short term rentals. Some of them are snowbirds but they all own their homes.
Around $600 a month.
You need to call office....usually 55.....
