As a current homeowne with this JOKE of an HOA management company, I highly recommend that if this is your HOA you run!!! They avoid you completely and lie right to your face when speaking about upholding their covenants and bogus rules. I have been to the office, emailed our so called property manager Kathleen Cook and requested phone calls to have items addressed;only to be ignored. Once in the office Kimberly Damon will promise to have her call and does not follow through. After disputes with my neighbor erupted and I was finally able to speak and resolve those issues, I quickly found out that Kathleen had given her PERSONAL number to my neighbors and encouraged them to retaliate against us and told them that she never addressed our grievances and never logged them bc we were "crazy" Kathleen then divulged our private financial information to the neighbors. The neighbors were able to give exact details on our finances for the HOA down to the penny! Since, I have made multiple trips and phone calls to the office and requested a meeting with Richard Orduno to file a formal complaint, against Kathleen Cook and the HOA. Now he refuses to meet and address this confidentiality breech with Kathleen Cook. He will not call. It's a shame to pay quarterly fees and to have your privacy violated and no one is held responsible. Hopefully the president of this company, Richard Orr will address the on going mismanagement of his company and the lackluster customer service his subpar employees provide here in Wilmington. Pathetic excuse of a business, it's just stealing money from people each year and NO SERVICE IS PROVIDED!

I went to the CAM’s office off of Military Cut off Road and Kimberly was very helpful and friendly. She answered all my questions and got me what I needed. Professional, kind, and knowledgeable about her job.

CAMS Wilmington (NC), and their management of our Ocean Dunes community in Kure Beach, is absolutely top-notch. From Mike and Morgan at the leadership helm, to Siobhan, Bryan, and Pete on the facility end, they are a unique team. Great energy, friendly, proactive, and they have a sense of urgency when YOU have a sense of urgency. This team has it all. Mike and Morgan invest their team with the responsibility AND the authority to get things done. That's a rare but compelling combo. Lastly, while all their plates are full, they have a truly amazing habit of FINDING more things to do or that need to be done or that would be nice to have done. And then they do them. Who does that in this day and age??? THEY do. Thanks for running such a beautiful community for all the residents of and visitors to OD!

DO NOT, under ANY circumstance- buy or own a home where they are the management team. They are predatory and they harass HOMEOWNERS. Ashley Exum, the community manager for my specific location is rude and does not help on any level. I am fine with an HOA, but THIS management team overseeing it really abuses their power. At this point, I am willing to sell my house to get out from under their power. They don't even deserve one star, but I had to give a star to post this. Just thought I would inform everyone that this specific management team is very predatory and there are many others that agree!
