The management is incapable of communicating efficiently with the simplest of inquiries. They are unorganized in their final move-out process and this shows with inconsistencies given by different staff members. Moving can be quite challenging, in general and nobody needs added stress during that time. I've never experienced such lack of interest with any property management before. I had just moved to Sacramento from Illinois & I was in a time crunch to find a place. From the start, communication from Silvia was not good. I was the one initiating phone calls & emails to get updates on my paperwork, move-in dates etc. She admitted she "forgot" to send me the welcome letter. Included in my welcome folder was supposed to be a card that you put in your mailbox, to let the postal person know you're living here. Never got one. Couldn't figure out why I wasn't getting mail for 3 weeks until the mail person told me about the card. The complex's water pipe burst on my outside wall. My carpet got soaked & water stained my dresser. The complex refused to pay for any damage. Two or three washers will always be broken at any given time. The windows are so thin & poorly sealed that you can here someone talking on their phone while walking on the sidewalk which is 6 feet away. They gave me a final inspection date & time between 9-5. An 8 hour window! I showed up on that day at 9am & they had already did the final inspection without me, even though I signed the paper stating I wished to be present for the inspection. I made a couple calls previous to my inspection day & never got a call back & never was notified of the inspection. Again, no communication. According to the office, you'll get your deposit back within 21 days from corporate. You'll hear that word a lot "corporate". Anything that involves money, the office uses "corporate" as the go to excuse. But hey, if you're desperate..

Needs upkeep, maintenance, a deep cleaning or however you want to say it, done desperately and the rent (from what my friends tell me) keeps rising to unacceptable rates.

Do they allow money orders for rent

You can pay your rent with money order, cashier check and personal checks. I'm not sure about cash. On initial move in, deposits and first months rent must be paid by money order or certified funds such as a cashier's check. After that the next month you can use the other forms of payment. I've lived here a little over a year. I'm hoping they will add online payment options eventually. Since I am disabled and in a wheelchair I pay most of my bills that way. They have a resident's app/website so it wouldn't be hard to do.

Yes, but for current vacancy availability you have to check with the office. Pets are supposed to be limited to 25 lbs and there is a $300 deposit plus a $25 per month, per pet ,pet rent. I found that was pretty standard among apartment communities when I was looking. There are pet "waste" stations conveniently located around each courtyard with waste bags and containers so pet waste can be easily disposed of. I've been here a little over a year and haven't seen or heard of any pet issues like fights or biting.

Is credit an issue with this complex as i have great stable income but poor ctedit and son has great job and good credit

Actually it can depend. Credit is checked but in some instances you may just be asked to pay off some of the debts (like utilities...SMUD, PGE etc.) or you may just have to pay a higher deposit. If it is real bad of course you'll probably be denied but your son's good credit could help balance things if yours isn't real bad.
