On Saturday, plan on more than 45 minutes. Very difficult to actually get to the beach parking areas in 30 minutes any day, due to traffic and speed limits. Allow at least 45 minutes.
There are many wonderful restaurants in the Blufton area. You don't need to travel to the island.

Chris is right on in his answer! However...to actually answer your question...the smmenities are included...as meager as they are. If you want to see real ammdnities and a vast choice of them...go to Sun City for half the price...great ammenities and excellent security service.
No...that was part of the prior development which flopped . Some nice homes back in there. I heard they will have access to lattitudes. But the crappy homes lattitudes at Margaritsville are doomed. They are struggling there even in this hot marketplace. They need to space those homes out which they wont do. It will be a cheesy slum in 5 years as they will be dropping their prices I have heard because of the lackluster sales. They are just way to far away from ANYTHING intersting out there...you will either die from boredom or insanity trying to figure out why in Gods name you ever bought there!!

No water way, but the "lake" can accommodate kayaking. Remember that alligators are in all of the water areas in the LowCountry. It will take about 30 minutes to get to a beach parking lot on HHI.

The planned fitness center will be large. A small one (built by former developers) is open with some equipment, free weights and a small swimming pool. suggest you call to see if there is any interest in a nurse; fitness (fun) director is in place. She is quite enthusiastic, and very experienced.
