I’ve been trying to get maintenance to fix my kitchen faucet that has been leaking for almost a week. Despite several phone calls and trips to the leasing office, the issue still has not been resolved and neither maintenance nor management have any interest in fixing it. We won’t be renewing our lease and will be advising others to stay away.

**UPDATE** The property has had many sudden and noticeable changes since the management transfer from Greystar to Bainbridge in April 2022. They are trying to cut costs. The trash compactor has been replaced with a dumpster, which is hard to load trash into and always overflowing. Much fewer resident events and food trucks, and no free offers/discounts for residents. New resident portal to pay rent is cumbersome to use and glitches frequently. They charged me $75 for "Deep Carpet Cleaning" upon move-out, but when asked for proof, sent me a picture of a perfectly clean carpet. So forget your security deposit after you move out. The office is now much harder to reach. They don't respond to calls or emails, and there is a line when you go visit in-person. It used to be the type of management you could approach and work with, but now it's the type of management that you need to keep on top of for everything. It's a decent community, but not as much above the rest as it used to be. Great apartment complex, I have lived in several communities and this community is far above many others. I wasn't really looking in this area of town, but it is tucked away in a good location, 10 mins from both 408 and 528 to get across most of Orlando. The streets around the community are quiet and away from most traffic. The community is very well-kept, the building exteriors and clubhouse/pool areas are kept very clean and still feel new. There's a nice lake in the back with a walking trail, and several courtyards with benches/tables around the property. The units themselves are large, fairly plain in design (white/gray fixtures). Rent is fair/average cost for area, year-to-year increases are modest. 2 minor drawbacks are the lack of ceiling fans/light fixtures, and few units have balconies.

Luis, the maintenance person is very courteous and helpful, i put a request for a light fixture to be fixed and i am so glad i did, the whole room lights up now. Every time I submit and i have a request it gets taken care right away. Thank you for taking care of your tenants at Eight at East.

Eight at East was arguably the most well managed apartment complex in Orlando up until recently. Before a month ago when a new company stepped in, we had fantastic upkeep on the facilities due to how well they staffed the property. They were willing to spend the extra money on making the property flawless. Now with the new company and obviously a less detail oriented manager all the small things that we’re getting done are no longer done. The maintenance team was cut in half and given double the work since they now have to manage the sister apartments next door as well now. Clearly this new company has no intention of being as on top of things as GreyStar was. Trash is overflowing out of the dumpster area, getting maintenance requests takes longer, and it seems to be very difficult to get through to people in the office now. With inflation and a rise in cost of living, I would much rather give my money to a management company that cares about its residents. New resident beware that previous reviews are based on the amazing management of GreyStar led by our previous manager Carrie.
