Typically about 45 days, but it can range anywhere from 15-60 days. Cash transactions can close quickly because there is no loan paperwork. When there is a loan involved, the lender can typically lock in a rate for 60 days so ideally closing happens before the end of the rate lock. Just as the price is negotiable with an offer, so is the close date.
Yes, the onsite sales agents are representing the builder/developer, NOT you. You need someone on your side representing you throughout the building process. There are many stages of new construction from lot selection, to price and concession negotiations, to knowing what upgrades are important in a house. Some buyers think they will get a discount if they don’t use a buyer’s agent. This is not true. The commission to a buyer’s agent is already established by the builder. So why wouldn’t you want to take advantage of having a free expert by your side?
Sellers think they will save money when they sell their house without the use of a professional real estate agent. In most cases, the seller still pays commission for a buyer’s agent. So the perceived savings comes from the list side commission. Oftentimes a FSBO property is not priced correctly, not marketed to the largest buying audience, and lacks the proper strategy to get the best possible price for the house.
