There are many factors that go into the consideration of the price of listing a home for sale. The first step is determining comparables. Identifying the most similar homes in the vicintiy will help sellers see what homes that would be competing or comparable are selling for. The next steps help deterimine if the clients property would be considered more valuable due to many factors like age, size of the lot or land, views, has the home been remodeled or kept up to date, age the roof, age of the HVAC system, cleansliness of the house and many other considerations. A real estate agent who is experienced in listing homes will help a seller understand the current market evaluation and what the person can do to get the highest value for their home. Sometimes is as simple as cleaning the house and other times it may make sense to spend money to have things repaired or renovated.

The answer may be easier than you expect. The answer is yes, if you intend to live in the home for an extended period of time. If you will need to move in two years, buying may be expensive and risky with uncertainly of what the market will do. If you are a short term buyer, it may make sense to rent. If you are interested in staying in place and enjoying all the perks of home ownership, buying is the way to go. Even if the market dips, time will be on your side. The market is currently strong so now is a great time to increase your net worth through real estate appreciation.

No. The best place to start is really getting your financing arranged. By understanding your money you can best determine how much home you can afford. Part of the process is also determining your needs and wants which could include location. By thoroughly understanding your unique situation including how long you anticipate living in the next home and anticipating life changes like job or family life, you will be able to make a great decision. Additionally, Realtor hate to see clients start looking at homes too early to find they cannot afford their the home they fell in love with! Start early and consult professionals who have your best interest in mind. Clients who are well informed, do their due diligence have a much better experience buying a home than those who are making decisions about how they feel about something.
