There are many factors that go into the consideration of the price of listing a home for sale. The first step is determining comparables. Identifying the most similar homes in the vicintiy will help sellers see what homes that would be competing or comparable are selling for. The next steps help deterimine if the clients property would be considered more valuable due to many factors like age, size of the lot or land, views, has the home been remodeled or kept up to date, age the roof, age of the HVAC system, cleansliness of the house and many other considerations. A real estate agent who is experienced in listing homes will help a seller understand the current market evaluation and what the person can do to get the highest value for their home. Sometimes is as simple as cleaning the house and other times it may make sense to spend money to have things repaired or renovated.
