The goal is to make your home as appealing as possible to the most potential buyers, before photos of your home are taken. Staging your home can include anything from redecorating to rearranging furniture, cleaning or other aesthetic strategies to present the home in the best possible light. You can do it yourself, have your real estate agent guide you, or hire a staging company.
As the Realtor representing Sellers, when listing a home and preparing for market, I always advise my Sellers to pay for inspections UP FRONT. This not only confirms the condition of the home and supports the value offered, but it can be the difference between Buyers waiving their own inspections in a multiples offer situation....since the inspections have already been provided.
In California, homes are sold "as-is". This simply means the Seller is marketing the home in it's current state and condition. It is the onerous of the Buyer to investigate the condition of a home/property during the sale....

The length it takes to sell a home is largely based on what time of year the home goes up for sale, it's condition and most importantly the price at which it is marketed. Homes that are in good condition, turn-key ready for move-in and staged, often sell much quicker than those that are in need of repair and do not show well.
Anything that is permanently fixed or attached to the home stays. But everything in real estate is negotiable from there.... I always advise my Buyers - even if you think it stays, request it in writing!
An appraisal is ordered by the Mortgage Company that will hold the note to your home, if you are financing the purchase. It is a report that is generated by a non-interested third party that gathers comparables and data to determine the value.
The Realtors get paid from the Seller's proceeds of the sale, after close of escrow.
