Patricia Bean at this agency was very rude. I called her asking to see a house. She says she can squeeze me in after someone's showing and to expect a call at a certain time. It's unorthodox, but people can be busy so I shrug it off. 15 minutes before this time, she calls me. I had planned on the original time she gave me, but whatever, I was fine with calling her back. I listen to the voice mail she left and she says in an extremely snotty tone "you aren't answering your phone." I called her back three minutes after she called me (and I took a screenshot of the call times to prove it) and it only rang once or twice prior to going to voice mail, so I suspect she avoided my call for some reason. The whole situation was just very unprofessional. It's a shame because the other Coldwell Banker realtor I have interacted with was professional, but I can't say the same about Patricia.

In today's crazy market, it's not uncommon to have your current residence under contract before you've secured a new residence for purchase. There are some preventative measures you can take depending on your financial circumstances. For instance, we can give you extra time after closing (2-4 weeks) written in the purchase contract. Many home buyers are willing to give sellers that extra time. Another scenario would be to consider placing your possessions in short term storage (approx. $230/mo for 10'x30' enough for 3-4 bed house) and finding temporary short term rental (up to 6 months) until you close on your new home.

I'm not going to lie...it's a tough market for home buyers. Lack of housing on the market and low interest rates are forcing buyers into frequent bidding wars. There are some tactics you can take and I share them with my home buying clients in order to give them an competitive edge. Before you consider entering the home buying market, make sure you have a solid Pre-Approval letter from your lending institution and that you know exactly what your highest price point is. Chances are likely, you'll be bidding at the top of your price range. Be patient and persistent. Losing bids can be frustrating but you will eventually win a bid, just don't give up. Lastly, make sure your Realtor stays on top of Coming Soon listings. Sometimes, I can get my buyers in to view these homes prior to it going live. You need a pro-active agent in today's crazy market. Submitting a purchase offer that's contingent on the sale of your existing home, will more than likely be disregarded by homeowners receiving multiple offers with no contingencies at all. Many homeowners are selling for top dollar and as such, they are often willing to find short term accommodations which gives them time to find their new residence.

More homeowners will be entering the market in the next six months. If you're thinking of selling your home and want the best chance for "highest and best" offers, don’t wait for more competition to pop up in your neighborhood.
