I think this is one of the nicest parks in the area. It's not your typical flat Park with the road pavement extending almost to your front door. It's hilly with the newer section below and the older mobile homes above. The homes are positioned facing different directions depending upon the lot size and shape so the park doesn't have that cookie cutter look. There are two club houses. Upper clubhouse includes a pool with restroom, changing room and shower facilities. There's a full kitchen, recreation room with a pool table and ping pong table, TV area, and full size bbq in the park area right out the door. The lower clubhouse has a partial kitchen, gathering area, park library, basketball court, children's playground equipment, a pool with restroom for changing and an poolside shower. Both club houses can be reserved in advance for events and gatherings. The park also has a mostly paved walking trail and several green parks Mesa Dunes is a family park without homeowners fees, however, you can join the unofficial homeowners association. You pay a monthly lease for the land, water, sewer, and trash along with your regular utilities. The lease fees are different for each mobile and they can be on the high side. Renting or subletting is not permitted, and new residents must be pre-approved by management, as does anyone who moves in with you. Two pets are allowed per mobile, with the exception of certain dog breeds. Strict leash and dog poo pick-up rules must be followed. As a 12 year resident, I think Mesa Dunes is a very pretty, well maintained park with mostly friendly residents.

Yes there is one across from the pool in the grassy area.
There is no HOA. The rent space varies based on the space, itself. Rent includes water, sewer, and trash. I pay around $1000. Some folks pay as low as $400 or as high as $1400.
