I’ve owned and sold several homes in the last 40+ years as homeowner and Liz has been, by far, the most knowledgeable, engaged, and proactive agent in what turned out to be a challenging property and a difficult buyer. In a market where houses are going like hotcakes, my property, that was first listed by another agent, was on the market for over 6 weeks. Liz came in and was able to quickly identify how to stage the house, thankfully without any additional costs, and as soon as it was listed, had several showings scheduled the next day and with a solid offer. I don't normally leave bad reviews; however, this situation is HAUNTING me, and I don't want to see what happened to me happen to anyone else! To begin I have known Liz Berger for years, so I never thought that she would do anything like this to me. I am a Real Estate agent, and I have hung my license with her since the day I passed my test. I had full faith that she was the "best in the business," which SHE WILL lead you to believe, but boy was I WRONG! Not only is she a HORRIBLE and INCOMPETENT BROKER, but she is also an AWFUL AGENT. But even more importantly she is UNTRUSTWORTHY and that makes her DANGEROUS to work with. Due to Covid19 I am unable to show properties, so I sent Liz a referral, for a friend of mine, who was buying a home. Being her agent, she promised me a referral fee, and I admit I believed in her good faith and did not have a referral contract. My friend bought a home for $443,450, which closed on September 30th, 2020; Today is December 1st, 2020 and she has not paid me at all. I texted her as a gentle reminder, and she even admitted to owning me money in text messages, but now she refuses to answer. Not only did she steal from me, but she also caused many issues for her client, my friend. The property that he was purchasing came in 51k under value, 5 days before closing. Almost costing my friend an additional 51k. I was so embarrassed when he told me, because of course, I had sent him to her. Being the "best in the business" shouldn't she have done a comp report, so she knew the property was listed too high? I know I will never see any money from her, but I feel it is NECESSARY TO WARN FUTURE AGENTS AND CLIENTS OF HER UNTRUSTWORTHY ACTS. THIS WOMAN CAN NOT BE TRUSTED!!!!!! **IF YOU ARE BUYING A HOME, FIND SOMEONE WHO IS TRUSTWORTHY AND COMPETENT. IT IS THE BIGGEST PURCHASE YOU WILL MAKE IN YOUR LIFE, AND I WOULD NOT TRUST LIZ BERGER. **IF YOU ARE AN AGENT.... HEED MY WARNING. I HAVE RECENTLY FOUND OUT THAT I AM NOT THE ONLY AGENT SHE HAS STOLEN FROM, PLEASE DO NOT BE NEXT. THERE ARE PLENTY OF BROKERS OUT THERE WHO WOULD BE HAPPY TO HAVE YOU. WORK WITH SOMEONE YOU CAN TRUST.

A good rule of thumb is that your total mortgage should be no more than 28% of your pre-tax monthly income. You can find this by multiplying your income by 28, then dividing that by 100. Of course always consult with a financial expert.
South Florida's housing market was strong in 2021. Home prices continue to climb and inventory remains low as of February 2022. Of course please consult with a real estate professional when ready to purchase for market updates.
