BUYER BEWARE! We thought our problems ending once we closed, however they only seemed to compound. We were out of state buyers who relied on our real estate agent to keep us informed. If you do decide to purchase, make sure everything, and we mean everything on your punch list is resolved before closing! We are 11 months post closing, and it never ends. The list of issues seems endless (here are some of highlights): 1. Construction delay due to the sales staff not paying attention. We selected an elevation design that was not allowed due to the site plan. His mistake and he wanted us to pay an additional 5K. We didn't, the builder paid. 2. Multiple construction managers assigned to our build, so in essence there was no oversight/project management. For example, the wrong floor tile was installed. Now we are having significant floor issues throughout the entire house. The wrong paint color was used on the exterior as well. 3. Significant drainage issues between our house and our neighbors to the point that it is a moat even when it has not rained in weeks. Over time this could impact the foundation. Stucco on the side of the house is missing; maybe due to the drainage issue and the slab is exposed. 4. The warranty services department first line of response is, it is not a builders issue. For example, cracked roof tiles. It is only when you repeatedly stay on top of it, do they then consider the repair. It is always a fight! 5. And the list goes on and on... What we know now, we would not purchase a residential property built by K. Hovnanian Homes.

As of now, we have not had a positive experience having a home built at K. Hovnanian’s Four Seasons at Parkland, Florida. We will update this post periodically but wanted to share our experience. February 5, 2022: We signed a contract to purchase a home and same day received a welcome email to the HOV Family, which promised to keep us updated on the progress on our home and notifying us of key milestones. May 31, 2022: No updates from HOV, contacted our sales rep and requested a status update. She advised that our permit has not been issued and can take anywhere from 90 days to 4 months but will provide an update once she speaks to the permit manager. She also advised Parkland is only issuing 5 permits per month and once it is issued, we will hear from the Homeowner Service Coordinator to schedule an appointment with the Construction Manager to review the blueprints and answer questions. June 17, 2022: Did not hear from anyone at HOV. Call Parkland City Permit Office to inquire about the status of our permit (filed on March 3, 2022, approved March 25, 2022) but not yet issued. Was advised that the City stopped issuing permits for HOV due to unresolved issues with the irrigation system and our permit was not issued for this reason. However, approval to issue some permits to HOV was recently received and our permit is now approved and will be issued next week. It was issued on June 21, 2022. (Upon checking the City of Parkland’s Permitting Tracking Website (etrakit), it showed that permits filed by the other 55 Plus new home contractor around the same time were issued within 38 or 55 days, our permit wasn’t issued for 110 days). June 18, 2022: I spoke with our sales rep and told her of my conversation with the City of Parkland and the reason our permit wasn’t issued wasn’t because it takes the City 90-120 days to approve a permit but is because HOV had unresolved irrigation issues and the City stopped issuing permits to them, causing a ~2.5 month delay in the build of our home. I asked her to have someone who has information about the production schedule to contact me, so I can understand where our home is in the production schedule and get a general timeline as we need to schedule travel and want to make sure we are available, so we don’t hold up the process. July 10, 2022: We still have not heard from anyone at HOV. When we signed the contract in Feb 2022, we were informed that before COVID, HOV could build a home in 6-8 months, during COVID 8-10 months, so a 12-month expectation date was placed on the build of our home (Feb 2023) as they were currently at about 10 months. In an effort to mitigate any supply issues, once the permit is filed all the material for our home will be ordered, so a 12-month build sounded reasonable, and we decided to move forward. While that was at the max of our timeline, it allowed plenty of time for us to prepare as we are not local. Had it been any longer, we would not have purchased this home. It is troubling that permits filed in March 2022 were being issued to the other new home builder for 55 Plus Community in Parkland within a reasonable timeframe and our permit wasn’t issued for 110 days when we were being told it was due to the City’s delay, was not correct information. (Competitor New 55 Plus Home Builder in Parkland filed 13 Permits on March 11, 2022: 6 were issued within 38 days and 7 issued within 55 days. HOV filed 1 permit in March 2022; issued within 110 days). In any event, we are hopeful this post finds its way to someone that can provide information about the process and approximate timeframe on the build of our home
