A Buyer of Real Estate in Florida can expect to pay certain costs as per the real estate contract. If purchasing in Miami Dade County, the Buyer will select the title company and pay the title insurance premium. If in Broward, the Seller usually selects the title company and pays for the title insurance, which is one of the highest costs on the closing statement but charged as per the sales price. This does not vary from one attorney or another, or one title company to another. Title Insurance rates are set by the Department of Insurance. Buyers can also expect to pay their lender fees, a survey if required, and a settlement fee. Otherwise, the Seller pays the majority of the costs including the title search fee, lien search fee, and the prorated taxes. Always consult with a real estate attorney before signing a real estate contract.
