My wife and I purchased property in Oldfield, and were in search of a builder to build our retirement home. We researched and met with a number of contractors on Hilton Head and ultimately selected Matt Bader and Full Circle Development. From the very start of the design process, thru the construction and even post construction phase, Matt and his team were there for us. We can't tell you how impressed we were with the professionalism not only from Matt and his team, but the also with subcontractors used as well. Anyone who has built or is planning to build, knows you always have an issue or two that can pop up, as you go thru the process. However, Full Circle was quick to offer suggestions/remedies and that truly made the build process a breeze. Full Circle built a quality home for us, paying attention to the smallest detail and we would recommend them to anyone.

Working with Matt Bader and his entire staff, including each of his subs, was a very good experience from start to finish. We found Matt to be patient, honest, knowledgeable and showed enthusiasm for our home build. Each of his crews were a pleasure to have working on our home and have great respect for Matt - and it shows in their workmanship. I respect the fact that it's important to Matt that he can provide a high level of service to his clients and therefore, is cognizant of how many builds he takes on at one time. We are very happy with our new home and the build quality and overall design. Without hesitation, if we were to build again - we'd call Matt Bader at Full Circle. Why do you belong to the local Home Builders Association?

We do not just belong to the local association (Hilton Head Area Homebuilders Association), we volunteer, participate, and support their initiatives. The association is an integral part of the home building community – connecting industry professionals, influencing state/ national building standards, and educating our members. Our owner, Matt Bader, has served on the board for many years and is diligent with requiring his subcontractors to affiliate with this professional group.

Do you stick build your homes or use trusses?

The custom homes we build are better suited for “stick frame” construction. This means that entire structure of the home is built on site with individual lumber pieces. This allows the home design to be more flexible and is easier to build unique design features. Our clients also like the additional wide-open attic space it provides for storage. Remember, we do not have basements here, so the attic is a very important space!

How do you build to withstand a hurricane?

The counties we build in have both the standard building codes and additional hurricane requirements. Common building methods you will notice are hurricane strapping of the roof to the walls during house framing and longer bolt lengths. We recommend clients consider impact windows, but these are not required in most areas by code. We do provide hurricane shutters for any construction without impact windows.

Do you use a heat pump or forced air system?

We use a central heating and air conditioning system in our builds. The size and quantity of A/C units is determined by the size and location of the home in addition to the number of windows, doors, and other building features. Every home is evaluated by a HVAC contractor and sized appropriately prior to submittal of the building permit.

Do you build homes on a basement or crawlspace?

Our coastal location does not allow for basements, but we will build homes with either a raised slab or a crawl space. Site conditions will typically determine the foundation type. A raised slab is very cost effective and energy efficient up to about 36”. If the foundation is higher than 36” then a crawl space may be preferable. It is important to encapsulate the crawl space for energy efficiency.

What kind of insulation do you use in your homes?

Full Circle Development installs spray foam insulation in our new construction homes and commercial buildings. Building in a hot and humid environment, we believe the foam insulation in partnership with a good HVAC unit provides a more comfortable and energy efficient structural envelope for the owner.
