I lived in this apartment for 1 year during my sophomore year of college. This is the perfect location, you are close to JWU, RISD, Brown as well as the Amtrak and bus stations. Maintenance was amazing and always fixed/helped whatever was going on usually only took about 1-2 days. I did have an issue with packages being stolen and once I addressed this with management they made sure to drop my packages at my apt door or to pick it up myself at the leasing office. My floor was quiet and never had any issues with my apt. Overall, great place to live if you’re a commuter and want to be in the city. :)

I'm gonna stop by saying I've done a decent amount of plumbing work here and they always take forever to pay most recently I've done plumbing work there and I've been waiting for almost 2 months now to get paid and I can't get a response I understand everybody's problems on this page and all the negative reviews about not having hot water and all these plumbing issues because they can't get a plumber to go there because they don't pay their plumbers for their work

Managements are constantly changing and sometimes helpful or not helpful at all. After living here for over 10 months I really started appreciating consistent running water and being able to brush my teeth and wash myself whenever I need to, a none-leaky ceiling, and a bathroom that actually has lights in it. update to 2 stars: Management is hard to reach if you want to contact specific people, and websites for paying rents and submitting work orders are constantly down and causing issues. Haven't had a working bathroom vent in a month. Update to one stars: management have been helpful for around 2-3 months but suddenly stopped responding to anything from me. I have been charged with three late fees where only two have known cause. The management had ceased doing anything for me. I have emailed to the manager, email through the portal, went downstairs in person, and called. I was told to call back later and the time I went in person I was told to email property manager. Got back in touch, then some miscommunication happens again you know. Just a circus overall.

Not even sure where to begin... There were many problems in the building and would not recommend it to anyone. Homeless people living in the 14th floor, some of them stealing packages and grocery-orders. Some of our packages got lost because of the weird delivery situation (not nice to find out that our stuff worth over 200 dollars is missing)... Our bathroom ceiling was constantly leaking and caused damage to our personal things. There is no one working on Sundays, so when a massive water leak happened, we had no idea what to do. Emergency number is useless. Staff is nice but unfortunately they really don't care, what happens in the building. There are people using the gym, who don't even live in the building and even though there are rules about quiet hours, people don't respect them. REALLY annoying neighbours, who only care about themselves and don't recognize that there are other people living in the building as well. We moved in all the way from Europe and were really disappointed with the building.

Renters Insurance is not required but is highly recommended. Renters insurance is very inexpensive and covers your personal belongings in the event of a fire, theft, or natural disaster. Edge is not liable under these circumstances.

What paperwork is required to secure a room/apartment at the Edge?

Since the Edge does individual leases, each resident is required to complete the rental application, roommate matching form (if you know who you want to live with and if you are using our matching service), and the lease agreement. We will also need a copy of your government issued I.D. Your guarantor will have to complete the guarantor application, guaranty agreement, and we will need government issued I.D.

Yes, you can sign a lease agreement without a guarantor. If you plan to qualify on your own, you have to make and document that you earn two times the monthly rental amount per month. You will also have to pass the background and credit check based upon our rental criteria. There are a few ways someone can qualify to live at the Edge. We take proof of bank statements, trust funds, income documentation, and I-20 forms for International students.

Since most residents are full-time students, a guarantor is needed to get your lease agreement approved. A guarantor can be one of your parents, aunt, uncle, older sibling, etc. All residents go through a background screening and guarantors go through a credit check. The income requirement for a guarantor is three times the monthly rental amount. Your guarantor is not needed in person to sign your lease, we can send the paperwork to guarantors electronically. Not everyone will need a guarantor, but some will if they do not have the income on their own to qualify.

When you complete the application process you will complete a roommate matching form where you can document who your roommates are. If you do not have preferred roommates you can indicate that you want to use our roommate matching service. We will place you with the best possible roommate based upon your roommate matching profile. If you sign for a One Bedroom floor plan you do not need to complete the roommate matching section of the application.

Individual leasing means each resident will sign their own lease agreement. If one of your roommates moves out of the property for any reason, you do not have to worry about having to cover their portion of rent. Each resident will qualify accordingly and have their own lease agreement. We do allow two people to sign a lease for a one bedroom apartment.

Yes, the security deposit amount is $500. The security deposit is refundable at the end of your lease pending damages, cleaning charges, etc. Since leases are individual, all residents will pay the security deposit and have their own account with the management office. All fees must be paid prior move in time.

Your rental payment will include rent, high speed internet, water, sewer, and trash. The Edge will pay the electric company directly, and residents will reimburse the property. So you do not have to set up any utilities in your own name! If you have roommates, the bills are divided evenly, so you do not have to worry about your roommate paying you for the utilities since every resident has their own account with the management office.

On street parking pass can be purchased through the city of Providence. Spaces available right on North Main Street. Overnight, too!
