Should be built in to the loan.
It is cap on the assessed value of non-homestead property, preventing it from increasing more than 10% each year. This Non-Homestead Cap is often commonly referred to as the 10% cap. Any property that is not homesteaded qualifies for the non-homestead cap, no matter what type of property it is. Some examples of non-homestead properties are second homes, residential and commercial rental property, owner-occupied commercial property, and vacant land. This cap does not apply to school district taxes, thereby schools are not adversely impacted by the cap's existence. The benefit is automatically applied by our office to non-homestead property in the year after purchase or change of ownership. No application is required to receive the benefit of the 10% cap. The benefit is removed when a property changes ownership or changes use.

The website is update daily, using data from various county agencies. This is why in the morning you will receive a maintenance message. In the past this was done weekly, however the majority of our users, enjoy the most updated information daily. Also, on occasion, updates may be applied to the servers on demand, for security reasons.
If you go to the Collier County Appraiser website and do a search with your name or address it will be on the top left side of the screen
