The lady they have for the office has had her available hours reduced to only Tuesday and Thursday afternoons for some reason. Haven't had much success myself.
It's been a very long time. If you are looking to buy, contact the management company with the answers.
If you are going to rent, you should check with your landlord and get a copy of the community's rules & regulations from the management company. According to their rules & regulations: "UNIT OWNERS may have the maximum number of pets in accordance with Orange County ordinances and animal control regulations." There isn't an explicit breed restriction within the community. However "if a pet attacks, bites, shows any sign of aggressive behavior, the pet may be forced to be removed from the premises PERMANENTLY. Also note, Orange County Animal Services will be notified and if they determine the pet does pose a threat to the community, they may remove the pet and may be forced to put it down."
Through their management company. You should contact the office for details. At the time of this writing, their management company is Leland.
If you are buying, you are deeded only one (1) spot. However, check with the current owner to see if they are "leasing" another spot. Some units only have one, which happens if/when an owner lets their lease lapse. Some actually have three. Every unit is different. If the unit has two spaces, that means one is deeded (no cost) and the second is leased. The annual fee (due on Jan 1) is $100 per leased space. So if the unit has three spots, you will be on the hook for $200 per year. The only way a space becomes available is when someone gives it up. Only seen this happen in foreclosure situations. If you are renting, ask the landlord how many spots they have leased from the HOA. They will likely make you pay that fee every year.
While the zipcode is, the community is actually it's not part of the city of Winter Park. HOCA is located within unincorporated Orange county, therefore you cannot vote in city elections.
