Florida housing costs are outrageous - another example of exactly how income does not commensurate with the cost of living in this country. However, the appalling conditions and manner in which this property and its staff, top to bottom conducts themselves is egregious to say the least and reprehensible the city and health officials have not taken action against this complex. People pay alot of money ($1k and up) to live in a place that should be condemned. Water damage left for days, weeks turning into months. Staff only responds if they feel like it seemingly, this may be because they are basing decisions on how they feel that day, because it is vividly clear they do not act with any sense of decency, duty or professionalism, much less have any amount of concern for their residents. Management constantly changing, management is never easy to find or contact. Maintenance does the extreme bare minimum and even *that* is *only* after a long drawn out process of trying to “hunt them down” and pleading for them to do their work as staff. On top of unsafe and unhealthy living conditions (holes in walls and floors from water ignored by staff, leading to extensive water damage, rusty pipe /faucets, leaking pipes ignored by staff, locks management will not fix, wet carpet from ignored maintenance issues, ants crawling everywhere, which even extends into laundry area - all over the machines which are sure to get into ones laundry because they have invaded all areas of the property) Cracked walls, blackened vents from poor ventilation maintenance just to name a few. Parking is another mismanaged conundrum here and again, the tenants who follow the rules are the ones who suffer. Tenants have cars towed when they are forced to park in the only available space which sometimes is only that which should be left for visitors - because some tenants use spots they shouldn't (using visitor spots as their own personal spots because they want to be close to their door) forcing visitors into regular parking spots for other tenants. The list goes on. Management and the staff know & count on the fact that residents here are not in a position to hire attorneys and go down the long drawn out and financially, emotionally draining path of litigation. I wish I could post all of the emails, notes to management, photos and video here as evidence of how horrible this place his. Management / Briar Hill, the city..cant get anything right and the city really should be held accountable for allowing any place to be run this way & allowing citizens to suffer living in these conditions. How do I know all of this? Years of my Daughter living here. We all pray for the day she can afford to move into a decent place. She works her tail off full time and should not have to live this way. Nobody should!

I lived there for 4 years... 2 different management companies and at LEAST 8 managers. And it is changing again. It's sad because these apartments are in a good location and were once pretty nice. Due to all the turn over most problems are patched, not fixed. The shower of the apartment above mine has caused water leak that hasn't been fixed in 3, yes 3, years. They come in, tell me it's ok now, and water filled the light fixture. They have made LOTS of cosmetic changes. New sign, painted the buildings, but roofs leak and the poor maintenance guy is overworked and overwhelmed. Pool is always closed, using laundry is at own risk. Most of the people are nice so it does have that ....
