Why would you want to complain about that? Almost all property sold has a lien. It is usually paid off at closing. Your Realtor should have advised you to get title insurance and be aware of any liens, not surprised after closing. If not, you need to call a lawyer.

Can license realtors call for sale by owners to solicit business.

An apartment complex owner has the right to sell, rent, or own his apartment complex without the assistance of a real estate agent. Property management may show the units as long as they are salaried.

If a home has no central vented heating system, and only has split systems installed that provide heat and air, can a realtor say it has X amount of heated square footage when entering in MLS?

What are the contractual obligations when a buyer accepts a counteroffer from a seller - signs all of the contracts and furnishes the contract to the sellers agent. Does this constitute an executed contract, offer and acceptance.

A provisional broker, if practicing real estate, must be affiliated with a firm and under the supervision of a Broker-in-charge. A PB has 3 years (at least one per license year) to complete each of the 30hr post-licensing courses (301, 302 and 303--in any order). Or, you could just knock them all out asap. Once complete--the provisional status drops off. As a broker--you still have a BIC. Unless, you go off on your own. However, if you created your own firm and added agents..it would have to have a BIC. You could be the BIC--but would need to meet requirements i.e. BIC eligible and BIC-up..number of years active out of previous 5 years etc. So again--a PB..if practicing RE..must be affiliated and under a BIC.

Call the Commission and they will explain the process. I am not aware of the existence of a referral license. You will need to be licensed as a broker.

Are there learing materials available pertaining to just the state portion of the real estate laws that can be purchased?

I had a contract for 2 days. My realtor didn't get the due diligence check. He told me that if I wanted to get the money I would have to get a lawyer. Should I get the due diligence?

Due diligence is a payment directly to the seller for a predetermined time to inspect the house. It is not escrowed. It is non-refundable.
