Beautiful 55+ community in Calimesa. Mostly manufactured homes for senior living. Close to the 10 FWY and shopping, but still away from hustle and bustle of downtown Calimesa. Not a large community but home prices are affordable with manageable HOA dues and land ownership instead of leasing the spaces. Good place for budget-minded retirement purchase.

Actually, you should expect much worse from this board. The SMOA board is cruel, and moronic, like most HOA boards, but here they have a clique of old folks and that hate anybody who looks younger that them. (Most everybody.) They will torture you will threatening letters and they will make you miserable for moving here. Trust me, I would rather live in a shack in the wilderness than have to live here for another day. I'm stuck and the board here is going out of it's way to make me and my family miserable.
The current HOA dues are $215 per month. Every homeowner owns their own land and water, sewer and clubhouse+pool/jaccuzi use is included. You can reserve the clubhouse for a refundable $100 and use the (very, very nice) kitchen to serve your party. There are monthly neighborhood get-togethers and dinners. I have never lived in such a close knit neighborhood of good people.
The sale was last weekend and it is the last one we will have. Sorry.
