I believe Pine Valley had or has way to pay it with your monthly park fees . Call office ask for Linda or Caroline they are both well informed . I hope this helped .
It is not a fee, but the price of a share in the Cooperative Corporation. Only shareholders can purchase a home. When the home is sold, the share is sold at the same time. Being shareholders, we all have a say in how the park is run. We also have a Board of Directors, and Officers, and monthly meetings, where every shareholder has an opportunity to speak out, ask questions, or share ideas. Our monthly maintenance fees are low, because we don't have an owner, making a profit.
Sorry we no longer rent homes. They are owner occupied and you are a shareholder and part of our cooperative. Our sale prices vary. Come attend an open house, there is one today from 1-4. Or stop in anytime 8-4 to the office

Yes. Residents can have one dog, but it must be under 25 pounds. You can also have 1 cat, or 2 cats, if you don't have a dog.
Occasionally, our Open Houses have been cancelled, and rescheduled, due to inclement weather. It would be best to check with our office on the Thursday or Friday right before the event. They should be posted on the website, as well.
The share price is $20,000 (in addition to the home cost) and the monthly maintenance fee is currently $235.

The homes that are for sale along with the prices are posted on a bulletin board outside next the main door of the manor. Add 20,000 for the deed lot it is on.
Square footage varies, depending on the size of the mobile home. The $20,000 gives you a share (1/389th) of the ownership of the community. There are 5 miles of roads, 3 ponds, a Community building (the "Manor") with offices, community room, card room, pool table, library), and 389 homes on spacious lots. We have our own water supply, and town sewer system. The Maintenance Fees provide for a full-time maintenance crew, office staff, water & sewer, trash pickup (with purchase of a town dump sticker), snowplowing of roads, and general upkeep of community property. On ourl lots, we rake our own leaves, and move our own snow, but there are many individuals and small companies that will do the work for us, for a minimal fee.
Yes all homes are permanent but we do have an area to store 5th wheels if you live in the park.
