I live there. All year around. Some people who live here let their dogs loose. They are not suppose to. I wish they would let people know.

U rent the lot... They do trash,lawn mowing..
Lot rents start at $548/monthly, and now in 2021 go up to over $700+ monthly, if you join the HOA/$20 year, plus you pay edging of property, you don't own the land, when you buy you pay pass thru tax/sales tax/app fee/house cost/lot fee each month + utilities, etc
Lot rent varies according to how many times home has sold. I have a friend that they are the second home owner. There's is 449.00. Most are around $500. That does include them cutting your loan. HOA is $18.00 a year. They have a meeting once a month. It is a great community, with so much to do. I have lived here for about 5 years & love it.
Standard lot $525 as of 2/7/18 goes up with golf course and water view to approx. $650
We pay about $550 a month for everything.

No there are no bike trails in the community but its safe to ride the bike along the road. People drive very carefully and speed limit is only 20 mph. A lot of people use golf carts to move around in the community. Point to be noted that there are no side walks either but i walk all the time as its safe within community
